reqc��red trr b� c�c�r�� tc� er�y c�f the drair�a�e facilities, City caf Rentcan shadl notify the Clwners of
the speci�c ma�nten�nee, repair, r�storation, and/ar mi�i�ation work ("Wark"� requor�d
pursuant tc� the R�ntc�n Municipai Cod�. The City shal{ alsa set a reasonable deadlirre for th�
C�wn�rs to comp�ete th�e Work> or tcr provide an erogineer's report that verifies complet'ron of
the Work. After the deadlin� has passed, the Owners shali aliaw the City access ta re-insp�c�
th� drai�ra�� facifities ursless an en�ineer's report has been provided verifying campletian af
the Vllear6c� If tf�e Vi/ork is not compfeted within the time frame set by the City, the �ity may
�nitiate an enfo�cement action and/or perform the Work and hereby is given access to the
Property for such purpc�ses. Written natice wilf be sent to the C7wners stating the Cdty"s
Rnterrtiarr to perforrn such Work.This Wc�rk will not cammence until at least seven(7j days after
such n�tice is mailed. lf, within the sole discretion af the City, there exists an imrninent or
present danger, the seven (7) ci'ay notice periad will be waived and Work wilf begin
wmmediateiy.
4. The Clwrrers shall assur�e ail respansibility for the cost of any Work, e�r any measures taker� by
the City to address conditions as descrihed in Paragraph 3. Such responsibility s4�all include
reimbursement ta the City within thgrty(30a days of the receipt of the invoice far any such Wor�C
performed. (Jv�rdue payments wilP requir� payment of interest at the maximum kegaN rate
allowed by FtCW 19.52.(l20 (c�rr�ntly twelve percent (12%)). lf the City initiates legal �ctcon tc�
enfcsrce this agreement, the prevaiBing parCy in such actian is er�titled to recaver reasanabie
litigation costs and attarney's f�es.
5. The Owr��rs ar� required tcr abtain written approual fram City of Rentan prior to filling, pipfng,
cutting, ar removin�ve�etatian (except in rautine landscape maintenance} in open ve�etated
stormwater facilities (such as swales, channels, ditches, pands, etc.), ar performing any
alterations or modificaticrns ta the dr�inag�faciliti�s referenced in this Declaration af Coven�nt.

MAINTENANCE INSTRUCTIONS FOR BASIC DISPERSION
Your property contains an on-site BMP (best management practice) called"basic dispersion,"which
was installed to mitigate the stormwater quantity and quality impacts of some or all of the impervious
surfaces or non-native pervious surfaces on your property.
Basic dispersion is a strategy for utilizing any available capacity of onsite vegetated areas to retain,
absorb, and filter the runoff from developed surfaces. This on-site BMP has two primary components
that must bc maintaincd:
(1)The devices that disperse runoff from the developed surfaces and
(2)The vegetated area over which runoff is dispersed.
Dispersion Devices
The dispersion devices used on your property include the following as indicated on the site
plan(CHECK THE BOX(ES) THAT APPLY):

MAINTENANCE RESTRICTIONS
The size,placement, composition, and downstream flowpaths of these devices as depicted by the site
plan and design details must be maintained and may not be changed without written approval from the
City of Renton or through a future development permit from the City of Renton.
INSPECTION FREQUENCY AND MAINTENANCE GUIDELINES
This on-site f3MY has two primary components that must be maintained per Appendix A of the City of
Renton's Surface Water Design Manual:
(1)The devices that disperse runoff from the developed surfaces and
(2)The vegetated flowpath area over which runoff is dispersed.
Maintenance of Dispersion Devices
• Dispersion devices must be inspected annually and after major storm events to identify and
repair any physical defects.
• When native soil is exposed or erosion channels are present,the sources of the erosion or
concentrated flow need to be identified and mitigated.
• Concentrated flow can be mitigated by leveling the edge of the pervious area and/or realigning
or replenishing the rocks in the dispersion device, such as in rock pads and gravel filled
trenches.
Maintenance of Vegetated Flowpaths
• The vegetated area over which runoff is dispersed must be maintained in good condition free
of bare spots and obstructions that would concentrate flows.

RECORDING REQUIREMENT
These basic dispersion on-site BMP maintenance and operation instructions must be recorded as an
attachment to the required declaration of covenant and grant of easement per Requirement 3 of
Section C.13.4 of the City of Renton Surface Water Design Manual. The intent of these instructions is
to explain to future property owners,the purpose of the BMP and how it must be maintained and
operated. Thcse instructions arc intended to bc a minimum;thc City of Renton may requirc additional
instructions based on site-specific conditions. See the City of Renton's Surface Water Design Manual
