NOTE: The applicant is cautioned that information contained in this summary is preliminary and non-
binding and may be subject to modification and/or concurrence by official city decision-makers. Review
comments may also need to be revised based on site planning and other design changes required by
City staff or made by the applicant.
I have completed a preliminary review for the above-referenced proposal. The following comments are
based on the pre-application submittal made to the City of Renton by the applicant.
Water
1. Water service is provided by the City of Renton. There is an existing 12-inch water main in Park Ave
N. and an 8-inch water main in N. 36th Street. The proposed project is located in the 350 Water Pressure
Zone and is outside an Aquifer Protection Zone.
2. All new construction must have a fire hydrant capable of delivering a minimum of 1,000 gpm and
must be located within 300 feet of the structure. There are hydrants in the vicinity that may be counted
towards fire protection, but are subject to approval by the Fire Department. Any existing hydrant
counted as fire protection will be retrofitted with a quick disconnect “storz” fitting if not already in
place.
3. The System Development fee for water is based on the size of the new domestic water meter that
will serve the new home on the lot. Fee for ¾-inch water meter is $2,236.00. Fee for a 1-inch water
meter is $5,589.00.
4. Fee for a ¾-inch meter installed by the City is $2,260.00. Fee for a 1-inch is $2,430.00.
Sanitary Sewer
1. Sewer service is provided by the City of Renton. There is an 8-inch sewer main in Park Ave N. and an
8-inch sewer main in N. 36th Street.

2. System Development fee for sewer is based on the size of the new domestic water to serve the new
home on the lot. Sewer fee for a ¾- inch water meter install is $1,591.00. Sewer fee for a 1-inch water
meter is $3,977.00
Storm Drainage
1. There is a partial drainage conveyance system on the east side of Park Ave N.
2. The Surface Water System Development fee for a new single family residence is $1,012. This fee is
payable prior to issuance of the building permit.
3. Small project drainage review is required for any single-family residential project that will result in
2,000 square feet or more of new impervious surface, replaced impervious surface, new plus replaced
impervious surface, or 7,000 square feet of land disturbing activity. If the project exceeds any one of
these thresholds, a drainage plan and drainage narrative will be required with the building permit
application. The narrative and flow control BMPs shall comply with Appendix C of the 2009 King
County Surface Water Manual and the City of Renton Amendments to the KCSWM, Chapters 1 and 2.
4. A geotechnical report for the site is required. Information on the water table and soil permeability,
with recommendations of appropriate flow control BMP options with typical designs for the site from
the geotechnical engineer, shall be submitted with the application.
Transportation/Street
1. The maximum width of a single loaded garage driveway shall not exceed nine feet (9') and a double-
loaded garage driveway shall not exceed sixteen feet (16').
2. Trench Restoration in city streets shall comply with the City of Renton’s Trench Restoration and
Overlay Requirements.
General Comments
1. Separate permit and fees will be required for the water meter installation, side sewer connection and
storm water connections.
2. Water service, sewer service, and drainage flow control BMPs are required to be provided to the lot
prior to building final.
