HomeMy WebLinkAboutFire comments FIRE & EMERGENCY SERVICES DEPARTMENT M E M O R A N D U M   DATE: October 12, 2012     TO: Rocale Timmons, Associate Planner     FROM: Corey Thomas, Plans Review Inspector     SUBJECT: Eastside Veterinary Associates      The fire flow requirement is 1,750 gpm based on a fully fire sprinklered building. A minimum of two fire hydrants are required. One fire hydrant is required within 150-feet of the proposed building and one hydrant is required within 300-feet. Existing hydrants can be counted toward the requirement as long as they meet current code. It appears adequate fire flow exists in this area. One new hydrant is required within 50-feet of the fire sprinkler fire department connection. 2. The fire mitigation impact fees are currently applicable at the rate of $0.52 per square foot of building area. Fee is paid at time of building permit issuance. 3. Both an approved fire alarm and fire sprinkler system is required throughout the building. Separate plans and permits are required to be submitted to the Renton Fire Department for review and permitting. Fire alarm system shall be fully addressable and full detection is required. A direct outside door is required to the fire sprinkler riser control room. 4. Fire department apparatus access roadways are required to be minimum 20-feet wide fully paved, with 25-feet inside and 45-feet outside turning radius. Fire access roadways shall be constructed to support a 30-ton vehicle with 322-psi point loading. Roadway angle of departure is a maximum of 10 degrees and angle of approach is a maximum of 8 degrees. Access is required within 150-feet of all points on the buildings. Dead end streets that exceed 150-feet in length require an approved turnaround. Roadway as proposed is not acceptable. A properly recorded emergency access easement is required prior to permit issuance. 5. Separate plans and permits are required for any medical gas piping and supply locations proposed in the building. 6. An electronic site plan is required to be submitted to the Renton Fire Department for pre-fire planning purposes prior to occupancy of the building.
