HomeMy WebLinkAboutNotice of New Stormwater Design Standards_LUA16-000012DenisLawMayorCommunity&EconomicDevelopmentC.E.“Chip”Vincent,AdministratorNovember8,2016JimHansonJHansonConsulting,LLC17446MallardCoveLaneMt.Vernon,WA98274SUBJECT:NOTICEOFNEWSTORMWATERDESIGNSTANDARDSBILTISHORTPLAT,LUA16-000012,SHPL-A,MODEffectiveJanuary2,2017,theCityofRentonwillbeadoptinganewstormwatermanualwhichwillbebasedonthe2016KingCountySurfaceWaterDesignManual.AllprojectsvestedafterJanuary2,2017willbesubjecttothesenewstormwaterrequirements.TheBiltiShortPlatwillnotvesttothecurrentstormwatermanualwithoutacompleteconstructionpermitapplicationbeingreceivedandacceptedbyCityonorbeforeDecember30,2016.BelowisabriefsummaryofthevestingcodeasitappliestoConstructionandUtilityStandards.PleaserefertoRMC4-1-045formoreinformationregardingprojectvesting.1.PreliminaryPlatsandconditionalusepermitsmaybevestedtothestormwaterdesignandconstructionstandardsonthedateofpreliminaryplatapplicationiftheapplicantsubmitsacompleteconstructionpermitapplicationwithin180calendardaysofcompletepreliminaryplatorconditionusepermitapplication.2.Buildingpermitsmaybevestedtothestormwaterdesignandconstructionstandardsonthedateofcompletebuildingpermitapplication.Revisionsrequestedbytheapplicanttoavested,butnotyetapprovedapplicationshallbedeemedanewapplicationwhensuchrevisionswouldresultinasubstantialchangeinthebasicsitedesignplan,intensity,density,orsimilarfactors,involvingachangeoftenpercent(10%)ormore.Vestingforthenewapplicationshalloccuruponthedateofsubmissionofavalidandfullycompletebuildingapplicationforthechangedproject.3.Allotherapplicationsshallbereviewedforconsistencywiththeconstructionandutilitystandardsineffectonthedateaseparateconstructionpermitapplicationisdeemedcomplete.AnapplicantmaysubmitaseparateconstructionpermitapplicationsimultaneouslywithanyapplicationdescribedinRMC4-1-045.C.Pleasecontactmeat(425)430-7382ifyouhaveanyquestions.Sincerely,wler,civilEngineelcc:SimonandceceliaBilti/Owner(s)1055SouthGradyWay,Renton,WA98057.rentonwa.gov
