The amount of proposed parking stalls lies within the acceptable ranges of nearby jurisdictions, as identified below. Bellevue Municipal Code 20.20.590 Max retail parking: 5.5 stalls per 1,000 SF building area. For a 7,700 SF building, this equates to 42 spaces. Newcastle Municipal Code 18.18.040 Max parking shall be 200% of the minimum required by NMC 18.18.080. Retail uses have a minimum of 3 stalls per 1,000 SF building area. 200% of this requirement for a 7,700 SF building equates to 46 spaces. Burien Municipal Code 19.15 and 19.20 No maximum parking ratio is identified. Based on the anticipated parking demand and the maximum allowable parking identified in nearby jurisdictions, the 25% increase in parking is justified per RMC 4-4-080.F.10.c. We don’t need a formal modification, but the code requires applicants to justify need for the 25 percent increase. Code examples provide quantitative information such as sales receipts, documentation of customer frequency, and parking standards of nearby cities (see RMC 4-4-080F10c). The project narrative submitted with the application states the justification is needed, but none is provided. I’ll need this information for the project review. I won’t need a formal resubmittal here at the office, you can email this information. Let me know if you have questions or if the information was provided and I missed it.
