The applicant suffers practical difficulties and unnecessary hardship and the variance is necessary because of special circumstances applicable to subject property, including size, shape,
topography, and location or surroundings of the subject property, and the strict application of the Zoning Code is found to deprive subject property owner of rights and privileges enjoyed
by other property owners in the vicinity and under identical zone classification;
This Property has several special circumstances which are causing hardships, They are:
This property is broken up by multiple public streets with multiple ways to enter the property; this causes confusion for the public and emergency vehicles who may enter the property
from one of several ways and not know they are actually on the property or where to find a specific apartment or the office is located.
The many streets and the utility easement that bisect the property create multiple apartment clusters that may not be obvious and are certainly not easy to navigate for anyone not familiar
with the complex.
The granting of the variance will not be materially detrimental to the public welfare or injurious to the property or improvements in the vicinity and zone in which subject property
is situated;
The variances are asking for are to help with way finding and ease of location. They are of high quality and will be beneficial to the public in both convenience and improved property
values.
The approval shall not constitute a grant of special privilege inconsistent with the limitation upon uses of other properties in the vicinity and zone in which the subject property is
situated; and
The approval of this variance is needed for a property of this type and size due to its layout and location as well as the special circumstances of being bisected by the utility easement
and multiple street frontages. I was informed that the City of Renton is considering changing the code for properties facing similar circumstances.
The approval is the minimum variance that will accomplish the desired purpose.
We feel this is the minimum needed to reduce confusion when trying to find the complex and any specific location within the complex. We are asking for less signage than exists currently.
