HomeMy WebLinkAboutProject Narrative - Grammercy Grammercy Apartment Homes consists of two Parcels: 2823059026 & 2823059024 with 378 units and 27 buildings located at 17425 120th Ln. SE Renton, Wa. 98058 This property is zoned RM-F and is mostly surrounded by other multi-family properties. The site has a slight slope and is bisected by multiple public streets. Our project is for replacing the existing signage on the property. This is part of an overall upgrade to the property by the current property owners. This includes one large freestanding sign and three “Leasing Office” signs, two secondary free standing signs at the two main entrances to the property, a map sign, two “Resident Center” signs, wall mounted address number panels and several Building I.D. signs. The total estimated construction cost for this project is estimated to be: $53873.00 + tax Materials used will be aluminum and steel construction with painted and vinyl copy and details; concrete footings for support. No trees to be removed and no out buildings will be required nor do we expect and disruption of stream beds or wetlands. There is a BPA right of way through the property that carries power lines. The property owner is in the process of clearing up past issues with BPA that were results of past ownership activity. Most of our signs fall within the BPA right of way and we are asking to move forward with the variance process with approval contingent upon ultimate BPA approval.
