LOCATION:312 Field Pl SE
DATE OF DECISION:September 28, 2015
DATE OF EXPIRATION:September 28, 2016
DESCRIPTION:The applicant is requesting an Administrative Tier 2 Temporary Use Permit in
order to construct 5 model homes on future lots created as part of the
Copperwood Preliminary Plat prior to the recording of the plat. RMC
4-9-240D.2 allows for the construction of the lesser of; 5 model homes or 20%
of the total number of lots with a Tier 2 Temporary Use Permit. The
subdivision of the 12.68 acre site would result in 47-lots used for the eventual
development of single family residences; with tracts for tree preservation,
critical areas, access, and stormwater. Twenty percent of the 47 lots would
amount to 9 lots which exceeds the 5 maximum allowed model homes
pursuant to RMC 4-9-240D.2. Therefore, the applicant is limited to the
construction of 5 model homes. The proposed homes would be constructed on
what will be future Lots 29, 30, 32, 33, and 34. Access to the lots would be
gained from SE 2nd St via new public looped street.
The Temporary Use Permit is hereby Approved with Conditions* and subject to the following
