Please explain how your project proposal meets the “guidelines” for each design element, rather than the standards. Code Section: 4-2-115E.3. “Architectural Detailing” Guidelines: Architectural detail shall be provided that is appropriate to the architectural character of the home. Detailing like trim, columns, and/or corner boards shall reflect the architectural character of the house. Compliance with Guidelines: We are seeking approval to not use window trim or a horizontal band on the sides of the houses. Instead, we have accented areas at specific windows in order to harmonize with the modern style of the home. We are using different material and color on all sides, cast-in- place concrete, off-white shingle siding, black accent panels, wood siding and soffit, black railings, etc. See exhibits. Code Section: 4-2-115E.3. “Eaves” Guidelines: Eaves should be detailed and proportioned to complement the architectural style of the home. Compliance with Guidelines: We are seeking to build a clean edge of roof with siding directly connect with fascia and transition to roof. See exhibits& built example. It matches the “no trim” & ”no band” scheme more.
