Subject: Chambers Single Family Trip Generation Summary
The following memorandum summarizes the trip generation estimate for the proposed Chambers
single family residential development. As demonstrated below, the estimated trip generation for
the proposed development falls below the City’s traffic impact analysis 20 peak hour trip threshold
and therefore no additional analysis is required.
Project Description
The Chambers residential development is located east of the 152nd Avenue SE/SE 139th Place
intersection in the Renton East Plateau area. The project would remove 2 single family homes and
construct up to 13 single family homes. Access to the site would be provided by a new east-west
road extending between the existing 152nd Avenue SE/SE 139th Place intersection on the west
and the existing 154th Avenue SE/SE 5th Place intersection on the east. The new road provides
the missing link completing the grid between 149th Place NE and 156th Avenue SE. In addition, a
north-south road would be provided that could connect into future development north of the site.
The site plan is included in Attachment A.
Trip Generation
The trip generation for the proposed development was estimated based on Institute of
Transportation Engineers (ITE) Trip Generation Manual (11th Edition, 2021). The land use
assumed for the proposal and existing uses to be removed was Single Family Detached Housing
(Land Use #210). The estimated net new trip generation for the proposed development is
summarized in Table 1. The detailed trip generation estimate is included in Attachment B.

As shown in the table, the project is estimated to generate 104 net new weekday daily trips with 8
occurring during the weekday AM peak hour and 10 occurring during the weekday PM peak hour.
The estimated weekday AM and PM peak hour trip generation for the proposed project falls below
the City’s 20 peak hour trip threshold identified in the Traffic Impact Analysis Policy Guidelines for
New Development so, no additional traffic analysis is required for the proposed development.
