PROJECT NARRATIVE
ST PAUL, LLC LOT LINE ADJUSTMENT

Overview: This project eliminates two existing encroachments along the boundary line
between two contiguous properties - 715 Lind Ave. SW (the “715 Property”) and 865 Lind Ave.
SW (the “865 Property”). The 715 Property is located immediately north of the 865 Property.
One of the encroachments being eliminated is a 20’ x 96’ strip of land that has long been used
as a portion of the parking lot for the 865 Property but is located within the boundaries of the
715 Property. This project eliminates that encroachment by removing the area covered by the
encroachment from the 715 Property and adding it to the 865 Property. The other
encroachment being eliminated is the southern wall of the building located on 715 Property,
which encroaches on the 865 Property by 1.2 feet. This project eliminates that encroachment
by moving the boundary line just south of the encroaching wall. Thus this project will not
create any new lot, parcel or division, but will simply shrink the 715 Property and increase the
865 Property by 1,408 sq. feet[DS1].
Project Description: The project proposal is to create a new boundary line between King
County Tax Parcels 192305-9030 and 192305-9061. The Total area of the two lots are 99,840
sq.ft. Existing Tax Parcel 192305-9030 is 31,360 sq. ft and the new square footage will be
32,768 sq.ft. Existing Tax Parcel 1922305-9061 is 68,480 sq. ft and the new square footage
will be 67,072 sq.ft.[DS2] Both new Lots are accessed by Lind Ave SW. Tax parcel 9030 has an
existing warehouse building and its area is 18,740 sq.ft.; tax parcel 9061 also has a building on
it and its area is 40,640 sq.ft..
Site Description[DS3]: The property is located on the west side area of the City of Renton in the
NW ¼ quarter of the NW ¼ quarter of Section 19. Township 23 north, Range 05 East. W.M.
The site is bounded by Lind Ave SW to the East and industrial buildings to the North, South
and West of the proposed BLA. There are no critical areas on either site.
Neighboring development consists of medium Industrial Zone in all directions.
Zoning: The subject property is in the (IM) medium Industrial Zone. The following density and
dimension requirements apply to the subject development:
• Minimum Lot Area 35,000 square feet
• Minimum Lot Width none
• Minimum Lot Depth none
• Minimum Front/Street Setback 20 feet
• Minimum Side Yard plan development review
• Minimum Rear Yard Setback 20 feet
• Maximum Base Height 50 feet / none
• Maximum Building Coverage 65 percent

• Maximum Impervious Coverage 75 percent
Storm Drainage: The proposed buildings have a storm drainage system and was permitted
through the City of Renton drainage requirements at the time of construction.
Water and Sewer Utilities: The City of Renton has services to the existing lots with water and
sanitary sewer. Sewer and water connections are from Lind Ave. SW.
