Wyatt, Capital Projects Manager Bruce Dees & Associates, LLC – Bruce Dees, Reece Vissa, Michael Faulkner Consultant Team Terra Dynamics, Inc. – Contractor Project Manager – Vernon Orr Superintendent - Subcontractors/Vendors Communication / Phone Numbers Communication procedures City of Renton Project Manager shall be notified immediately of any issue or question regarding safety, security, compliance with construction documents, discovery of unforeseen condition, questions regarding scope of project, schedule or cost and all other questions or actions for coordination Project Contact List to be provided to Project Team Scheduling / Coordination Construction Duration Contract dates NTP – April 25, 2022, to be confirmed Substantial Completion – November 25, 2022 Final Acceptance – 30 days from Substantial Completion date Hours of operation City (M-F 7a – 8p; Sat 9a – 8p; no work on Sunday or City observed Holidays) Refer to City of Renton Holidays Contractor hours Project schedule and sequencing of work by Terra Dynamics, Inc. Coordination with COR Park Staff Bi-monthly project meetings, or as determined to be required by project team Use of the Site - Contractor will be responsible for the park site. Staging/laydown area within park Existing tree – protect existing trees to remain in accordance with contract documents Protect existing areas of the park to remain undisturbed Staging Area and Job Site Use Owner salvage and removal of equipment prior to construction demolition start Plans & Specs Requirements Traffic Control & Delivery Plans (City & State requirements/permits – Terra Dynamics, Inc. to develop and submit TCPs to City of Renton for approval) Staging Area Job Signs (1) Existing Condition and Tree Protection – protect existing trees on-site as shown in contract documents. No storage of materials or equipment within tree protection area. Protect existing areas to remain. Parking (personal and company vehicles) Security and temporary fencing Site Closure/Site Construction signage Material and/or debris storage & disposal Deliveries & daily access Disposal in accordance with contract documents and requirements Job Site Noise & Dust Control Respect area users/neighbors (Elementary School, neighborhoods, pedestrians and auto traffic), no loud music or foul language, and keeping site clean and orderly. Keep local streets clean of debris. Utility locates & Coordination Local on-site utilities – coordinate with park staff. BP Pipeline – 16” Allen-Renton Pipeline and 20” Allen-Renton Pipeline, BP File No. 3676-KI-201, 3677-KI 201 / BP Ref. No. 11506 Maintain BP Pipeline notification letter on-site at all times. Notify BP Pipeline when working in area of pipeline with representative on-site. Olympic’s Damage Prevention Specialist, Gary Gomez (206) 5100575, or his/her designated representative, shall be contacted at least 48 hours prior to any activities within twenty-five feet (25’) of the Olympic pipelines and must be present prior to commencing work or moving equipment within BP pipeline rights of way. Locate utilities per WA One Call 811 Waterline connection/crossing at Union Avenue – City of Renton Public Works Water Department Design Intent / Contract Documents Brief explanation of design & special features by Design Team Specifications & Drawings Addenda Errors, inconsistencies, or omissions Inspections & Permits Site Observations/Progress Meetings – COR PPNR and Consultants Site Inspections – COR Building Department City Permit Items – Civil Construction Permit (C21004733) – Issued by COR, Provided to Terra Dynamics. Compliance with all conditions. Building, Electrical and Plumbing – to be obtained by contractor. NPDES (CWSPP) – permit furnished by COR, contactor to submit reports Special Inspections/Material Testing – Mayes Terracon – contractor to coordinate testing and inspections, reports to Owner, Consultant, and Contractor. Quality Control Contractor’s responsibility Design team/Owner expectations Unacceptable work – non-compliance with contract documents will be repaired or replaced by contractor at no cost to Owner. Job Site Record Keeping Contract documents – Maintain documents “FOR CONSTRUCTION” AND ALL “PERMIT DOCUMENTS” and other required documents on-site. Maintaining record drawings – notations of changes and progress of work. RFIs, COPs, Change Orders, Field Authorization, Daily Logs, Submittals, Shop Drawings, etc. Submittals Electronic submittal to Owner Submittal Schedule Long lead / special items – play equipment, Portland Loo, Shelter, lighting, steel, site furnishings Schedule of Values – submit before first pay application for approval Response time – expedite procedure to maintain schedule Substitutions – no substitutions allowed unless materials are unavailable List of Subcontractors & Suppliers – subs need to obtain city business license Request for Payment Sample Form to be emailed/coordinated with approved Schedule of Values Accompanied by updated schedule Certified payroll Lien releases Stored materials Must be suitably stored and per manufacturer’s recommendation when applicable Off-site - copy of invoice & applicable insurance On-site - copy of invoice Review at progress meetings City’s Accounts Payable Calendar 2022 Questions & Clarifications RFIs – contractor to submit to the City of Renton Project Manager an RFI for any questions or clarifications of the scope of work, clarifications of construction documents, or discovery of unforeseen conditions Response time Modifications and/or Changes Must have signed approval from Owner before proceeding with changes Steps RFI/Field Authorization Contractor cost proposal Change Order Construction Methods and Safety Procedures (Comply with OSHA) Means & Methods are the contractor’s sole prerogative Safety is responsibility of the contractor Safety & construction signs are contractor’s responsibility Substantial Completion Contractual obligations fulfilled Formally notify Owner for substantial inspection Include list of incomplete and to be repaired/replaced items Warranty Starts at Substantial Completion and ends one (1) year from Substantial Completion, except as required by individual specification sections or product warranties Final Acceptance / Closeout Contractual obligations fulfilled including Contractor’s & all Subcontractor’s Affidavit of Prevailing Wages Paid Formally notify Owner for final inspection Date Owner completes final inspection and accepts the project; this starts the closeout process Other NOTES:
