YES…your surveyor prepares the lot closures 4. HOA - N/A No…you’ll need to establish an HOA and CC&Rs for maintenance of the private underground detention facility. You’ll also need to address the tree retention…since the trees are not in a separate tract, the individual homeowner will be required to maintain and retain the trees. 5. Composite Utility Plan - see permitted construction set AGREE but needs to submit 6. Confirmation of Compliance - N/A NO…You will need to supply a letter stating how you’ve met all of the conditions of short plat approval. Provide condition and response below it. 7. Enviro Report – NA NO…you need to provide a copy of the short plat approval decision. 8. Dead of ROW – NA AGREE 9. Density Worksheet - see permitted construction set Just make a copy of the one you submitted for the construction plan review 10. Draft Legal Documents - from surveyor on the drawing AGREE…surveyor prepares 11. Existing Easements - Title Report & from surveyor on the drawing? AGREE 12. Sprinkler Plan – NA AGREE 13. Landscape Plan - see permitted construction set Provide a copy with final plat 14. Language Required for Short Plats - from surveyor on the drawing? AGREE 15. Letters from Utility Districts - see permitted construction set Have you rec’d confirmation from Soos Creek that they’ll allow deferral of the sewer line? This needs to be provided in writing from the District or you’ll need to build it prior to final plat. 16. Monument Cards - from surveyor on the drawing? AGREE 17. Plat Certificate / Title Report - We will submit. AGREE 18 Post Office Approval - N/A Part of deferral and needs to be completed prior to building permits 19 Proof of Deferral - We will submit. Public Works Approval - see permitted construction set SEE Deferral 21 Plat Plan for SP Recording - see permitted construction set Follow final plat checklist (Plat Plan for Short Plat Recording) Surveyor will prepare.
