The following briefly describes the application and the necessary Public Approvals. DATE OF NOTICE OF APPLICATION: August 3, 2017 PROJECT NAME/NUMBER: Matveyev Short Plat / LUA17-000503, SHPL-A, MOD PROJECT DESCRIPTION: The applicant is requesting Preliminary Short Plat and a Street Modification for the proposed subdivision of an existing 21,067 square foot (0.47 acre) lot, zoned Residential-6 (R-6), into two lots. The proposed residential density is 4.84 dwelling units per net acre. One single family residence is presently on the property and is proposed for removal. The proposed residential lot sizes are 7,947 SF for Lot 1, and 10,047 SF for Lot 2. Access to the new lots is proposed via a 2,401 SF shared driveway/tract off of Park Ave N. The applicant proposes to retain 2 significant trees on-site and remove 10 significant trees. Moderate landslide hazards and sensitive slopes are mapped within 50 feet of the project site. The applicant submitted an Arborist Report and Geotechnical Engineering Study with the application.
