Subject: St. Paul LLC Lot Line Adjustment, LUA22-000025
Hi J.R. You have asked me to prepare an explanation of the various real property transfers that the City
of Renton is reviewing in connection with the St. Paul LLC Lot Line Adjustment, LUA22-000025.
1. This lot line adjustment eliminates two existing encroachments along the boundary line between two
contiguous properties - 715 Lind Ave. SW (the “715 Property”) and 865 Lind Ave. SW (the “865
Property”). The 715 Property is located immediately north of the 865 Property. One of the
encroachments being eliminated is a 20’ x 96’ strip of land that has long been used as a portion of the
parking lot for the 865 Property but is located within the boundaries of the 715 Property (the “Parking
Lot Encroachment”). This project eliminates the Parking Lot Encroachment by removing the area
covered by that encroachment from the 715 Property and adding it to the 865 Property. The other
encroachment being eliminated is the southern wall of the building located on 715 Property, which
encroaches on the 865 Property by a few inches. This project eliminates that encroachment by moving
the boundary line just south of the encroaching wall.
2. The 715 Property is owned by The Thornberg Association, LLC.
3. The 865 Property was formerly owned by two entities – Ariel 1, LLC and St. Germain Investments,
LP. For ease of reference those two entities did business under the name “St. Paul, LLC”, because the
family that owns St. Germain Investments is named “St. Germain” and the family that owns Ariel 1, LLC
is named “Paulson.” However, the name “St. Paul” was simply a d/b/a; the record title holders of the
865 Property were Ariel 1, LLC and St. Germain Investments, LP.
4. In 2021 Ariel 1, LLC and St. Germain Investments, LP sold the 865 Property to LIFT II LIND 865
LLC. Thus the current owner of the 856 Property is LIFT II LIND 865 LLC.
5. When Ariel 1, LLC and St. Germain Investments, LP were preparing to sell the 865 Property, they
obtained a title report regarding the 865 Property which disclosed (i) the encroachments described in
paragraph 1 above, and (ii) a number of other title problems regarding both the 715 Property and the
865 Property that were created years ago by the forbearers of the St. Germain and Paulson families with
respect to the 865 Property and by the forbearers of the Thornberg family with respect to the 715
Property (the “Legacy Title Issues”). The parties agreed to eliminate the Parking Lot Encroachment by
having Ariel 1, LLC and St. Germain Investments, LP purchase the land underlying the Parking Lot
Encroachment and then move that land from the 715 Property to the 865 Property via this BLA. They
also agreed to eliminate the Legacy Title Issues by having Ariel 1, LLC and St. Germain Investments, LP
give The Thornberg Association, LLC a quit claim deed to the 715 Property and having The Thornberg
Association simultaneously give Ariel 1, LLC and St. Germain Investments, LP a quit claim deed to the
865 Property. All of those transaction occurred before the sale of the 865 Property to LIFT II LIND 865
LLC, and they (i) successfully eliminated the Legacy Title Issues and (ii) gave Ariel 1, LLC and St. Germain
Investments, LP title to the land underlying the Parking Lot Encroachment.
6. When Ariel 1, LLC and St. Germain Investments, LP sold the 865 Property to LIFT II LIND 865 LLC, the
sellers agreed to include in that sale the land underlying the Parking Lot Encroachment and to complete
this BLA post-closing so that the 865 Property would include the land underlying the Parking Lot
Encroachment. Once this BLA is completed all the above-described real property transfers will have
been completed. As a result, LIFT II LIND 865 LLC will own the 865 Property including the land
underlying the Parking Lot Encroachment (which will no longer be an encroachment), and the building
wall encroachment described in paragraph 1 above will also have been eliminated.
