Project Narrative: A clear and concise description and summary of the proposed project,
including the following:
a. Project name, size and location of site;
Name: Asian Restaurant TI
Size: 4508 SF
Location: 17630 108th Ave SE, Renton, WA 98055
b. Zoning designation of the site and adjacent properties;
Commercial Arterial Zone (CA zone)
Adjacent Properties: Cash America Pawn building in the north, and Signs By Rob as well
as two residential building buildings in the south.
c. Current use of the site and any existing improvements;
The Site was designed for the use as a restaurant, but have not been occupied yet.
d. Special site features (i.e., wetlands, water bodies, steep slopes);
No wetlands, no water bodies, no steep slopes.
e. Statement addressing soil type and drainage conditions;

f. Proposed use of the property and scope of the proposed development (i.e., height,
square footage, lot coverage, parking, access, etc.);
Melisen LLC is going to use 4508 SF of the building (total 8276 SF rentable area) for a
design studio. Melisen will do some TI improvements such as celling, floor, dry walls,
bathrooms. No major proposed development in the list above.
g. Proposed off-site improvements (i.e., installation of sidewalks, fire hydrants, sewer
main, etc.);

h. Total estimated construction cost and estimated fair market value of the proposed
project;
Estimated budget: $200,000
i. Estimated quantities and type of materials involved if any fill or excavation is proposed;
Ceiling, floor and dry wall for the 4508 SF space.
j. Number, type and size of trees to be removed;

k. Explanation of any land to be dedicated to the City; and

i. Name of adjacent water area or wetlands,
