Modification Request to Leave Street Frontage Improvements As Is Per RMC 4-9-250 we are requesting a modification to the required street frontage improvements in order to leave the existing improvements as is. Our reasoning is as follows: 1. Mountain View Ave N is a dead-end street, which will likely never be extended. 2. The existing street meets safety objectives, it is functional, has an attractive appearance, environmental protection, and maintainability. 3. This will not be injurious or create adverse impacts to other properties in the vicinity. 4. Conforms to the intent and purpose of the code. 5. The Heily Residence is the very last site served by Mountain View Ave N. As such, there is almost no pedestrian activity because it is a dead-end street. 6. The surrounding conditions of Mountain View Ave N (i.e. shoreline, slope, and existing houses) don't allow space for street improvements. 7. Our project will have no impact on Mountain View Ave N.
