The following briefly describes the application and the necessary Public Approvals. See also https://cutt.ly/DJgri6N PROJECT DESCRIPTION: The applicant, King County Solid Waste Division (KCSWD), is requesting Hearing Examiner Conditional Use Permit, Site Plan Review, and Environmental (SEPA) Review for a Vehicle Maintenance and Storage Facility at the Farwest Steel Fabrication Facility. The Farwest facility is located at 201 SW 34th St (APN 1253800211) and the 245,243 square feet (5.63 acres) property is zoned Heavy Industrial (IH). KCSWD is proposing to temporarily relocate from their vehicle maintenance and sto res operations located at the Cedar Hills Regional Landfill facility to the 93,938 square foot Farwest facility for approximately five (5) years as they redevelop the Cedar Hills location. In addition, the site contains two (2) exiting operational modulars with approximately 2,756 square feet of office space. The Farwest facility would be repurposed as a vehicle maintenance, a combined parts stores and general light storage, and office facility. The primary function would be to service the KCSWD road vehicl e fleet of approximately 75 transport rigs and a smaller number of King County personnel and utility vehicles. KCSWD is proposing to install two (2) temporary additional office and conference space modulars totaling 1,440 gross square feet on the existing paved area south and east of the large primary structure. These modulars would be removed as KCSWD exits the property. No changes are proposed to the existing stormwater, detention ponds, frontage, or landscaping. Life safety improvements, seismic restrain ts, sprinkler system adjustments, and a temporary floor over one loading bay would be installed where required. Access to the site would be retained from SW 34th St. The City’s mapping system has identified the subject property is within a high seismic haz ard area. The application includes a transportation impact scoping analysis. DATE OF APPLICATION: May 26, 2022 NOTICE OF COMPLETE APPLICATION: June 2, 2022 OPTIONAL DETERMINATION OF NON-SIGNIFICANCE (DNS): As the Lead Agency, the City of Renton has determined that significant environmental impacts are unlikely to result from the propose d project. Therefore, as permitted under the RCW 43.21C.110, the City of Renton is using the Optional DNS process to give notice that a DNS is likely to be issued. Comment periods for the project and the proposed DNS are integrated into a single comment pe riod. There will be no comment period following the issuance of the Threshold Determination of Non -Significance (DNS). This may be the only opportunity to comment on the environmental impacts of the proposal. A 14-day appeal period will follow the issuance of the DNS.
