DEVELOPMENT PROJECT: VEC At 132nd-Century Investment LLC Property
Project Description:
The property is located within R-14 zoning. The owner is proposing to approach the project into
two steps as follows:
1. The owner is proposing to consolidate the existing parcel B, C, D, E, F, and G into one big
lot with a total gross area of 101,979 SF in order to accommodate the new proposed
subdivision.
2. At the same time, as the existing house on Parcel F will be maintained in future, the owner
of the property would like to subdivide the house area as a single-family lot that meets the
City standards for setback and minimum required area. 3. After the consolidation and the subdivision of the existing single-family house are approved
by the City, the owner will propose to subdivide the property to construct 23 dwelling units
in addition to the existing single-family house. Each unit will have 2 car parking garage.
The main entry to the development will be through one access point off S 132nd Street. All
the proposed dwelling units will have access to S 132nd Street through private access roads
that will not exceed 150 ft in length. The private roads area will be located within a 20 ft
access easement. The existing single-family house will have access easement over the
private road to connect its driveway to S 132nd Street. The gross area of the property is
101,979 SF with an approximately 4593.84 SF will be excluded for critical area. In addition,
the project is proposing a total common open space of 7700 SF which meets the
requirements based on the proposed number of units (23 units). As part of the proposed

The project is also proposing frontage improvement along the property frontage on 132nd Street
which will include 8 ft planter and 8 ft sidewalk in addition to new curb and gutter.
