DEVELOPMENT PROJECT: VEC At 84 Short Plat-Century Investment LLC Property
Project Description:
The property is located within R-14 zoning in which the applicant is proposing to subdivide the property to
construct 5 dwelling units and one new single-family house in addition to the existing single-family house
that will be maintained on the property. Each unit will have 2 car parking garage. The main entry to the
development will be through two access points off 84th Ave S. The first access will be for a 20 ft wide private
access road that exceed 150 ft in length. Therefore, the project is proposing an offset type of turnaround area
between Unit # 2 and the common space to facilitate fire trucks and trash collection trucks maneuvers. The
private road and the turnaround area will be located within a 20 ft access easement. Unit 1-4 will have their
garage accesses off the proposed private road. The second access point onto 84 Ave S will be for a new 16
ft wide shard driveway. The existing single-family house and the new proposed single-family dwelling will
share that driveway to gain access from their parking garage structures into 84th Ave S.
The gross area of the property is 35,848 SF with an approximately 5098 SF will be excluded for critical area.
In addition, the project is proposing a total area of 2041 SF for common open space which exceeds the
requirements of 1750 SF based on the proposed number of units (5 units).
The project is also proposing to improve the circular area of 84th Ave S to provide full paved area diameter
of 90 ft and remodel the pedestrian access (stairs) to Renton Ave.
