Code Section: 4-2-115E.3. “Windows and Doors”

of the character of the home. Primary windows shall be

Code Section: 4-2-115E.3. “Primary Entry”

Entrances to homes shall be a focal point and allow
space for social interaction. Front doors shall face the
street and be on the facade closest to the street. When
a home is located on a corner lot (i.e., at the

shall be used to reduce the perceived scale of the
house and engage the street or open space on both
sides.

Code Section: 4-2-115E.3. “Façade Modulation”
Guidelines:
Buildings shall not have monotonous facades along
public areas. Dwellings shall include articulation along

Guidelines:
Eaves should be detailed and proportioned to
complement the architectural style of the home.

the width of the front facade at ground level and
is not main emphasis of home. Visual impact of
garage is minimal. Will comply with trim/color
requirements.
Trim around window and doors will be a
minimum of 3.5" in width. Will supply paint
colors in final submittal. Design is both in
character with home design and neighborhood.
Windows and Doors meet ADA compliance
standards and measurements.
Request to allow front facade location to remain
as-built; as in character to neighboring homes
and requirements at time of build. Willing to
create 5' front porch if allowed to build within
setback. Ask for possible relief from 12" front
porch buildup as would require dangerous
obstacle for ADA residents to navigate compar-
ed to current 6" foundation height. New ADA
appropriate interactive porch design for safety.
New roof and porch design creates non
monotonous, attractive front facade still
appropriate to neighborhood. Porch without
buildup will allow ADA residents to gather in
