The following briefly describes the application and the necessary Public Approvals. See also https://cutt.ly/uVFR2x9 PROJECT DESCRIPTION: The applicant is requesting approval of an Administrative Conditional Use Permit (CUP) to construct a 985 sq ft, single-story Accessory Dwelling Unit (ADU) between the primary structure and NE 23rd St on the property addressed at 2709 NE 23rd Pl (APN 9202500110). The subject 10,136 sq ft (0.23 acre) parcel is located in the Residential-8 (R-8) zone and has a Residential Medium Density comprehensive land use designation. An existing two-story single-family home is located on the north side of the site. The new ADU is proposed to have two (2) bedrooms, two (2) bathrooms, a living room, kitchen, covered patio and covered porch and would be located in the rear yard of the home. The applicant proposes to orient the ADU toward the north, in the same direction as the existing home, and to utilize the existing driveway for future ADU occupant parking. There are no changes proposed to the fence or curb access along NE 23rd St. The applicant is proposing to plant one (1) Dogwood tree in the front yard and one (1) Japanese maple tree in the rear yard and is not proposing to remove any significant trees from the site. According to COR Maps, Wellhead Protection Area Zones (Wellfield 5A, Zone 2) and Regulated Slopes are mapped on the project site.
