the Northwest 1/4 of the Southeast 1/4 of Section 24, Township 23 North, R.1n;e 4 East,

tenant, the Washington Jockey Club, without the written consent of
Broadacres, Inc, first had and obtained. The within easement is terminable
at the option or Grantor in the event of breach of t,ie above condition.

described as follows: Insofar as said portion pertains to above described property:
Beginning at the Northwest corner of the Southeast 1/4 of Section 24, Township 23 North,
Range 4 East, W.M., thence South 87°34'31" East along the North line thereof 141.94 feet;
thence South 0055'30" West parallel to the Wcst line of said Southeast 1/4 220.77 feet to
the point of beginning of saidre� line; thence South 64007'25" West to the Easterly
margin of the Northern Pacific Railroad right of way. To further explain this easement,
a sketch showing the easement area is attachnd and smade a part of this instrument. This
easement is restricted to twent, feet south of the eetteeyr line as described and in no
event will it extend further than twenty feet into that portion of the property owned

Grantee shall have the right, at any find all times, to cut top and,'or trim any and all brush or yes now or
hereafter standing or growing upon said right-of-way, and also the right to cut, top and/or trim an�trees upon
adjacent land of the Grantor which n falling could come withirseven( 7) feet of any of the poles, tower, fix-
tures, guys, conductors or other fat iPties of the Grantee or in any manner be a menace or hazard thereto.
Grantor shall not place, construct or maintain any building or other stricture on the right-of-way. Grantor
shall do no blasting whatsoever within a distance of 300 feet from said lanes unless reasonable notice thereof
has been first given to Grantee in writing.
The easement and rights herein granted to the Grantee shall continue in force until such time ris the Grantee,
its successors or assigns, shall completely remove its structures and equipment from said land or shall otherwise
permanently abandon he same. Upon such removal or abandonment all rights hereby granted shall terminate.
