THIS INSTRUMENT, made this l6thay of September 1982 ;
by and between Broadacres, Inc and City of Renton

hereinafter called "Grantor(s)", and the CITY Of RENTON, a Municipal Corporation of King
County, Washington, hereinafter called "Grantee".
WITNESSETH:
That said Grantor(s), for and in consideration of the sum of $1
Paid by Grantee. and other valuable consideration, do by
these presents, grant, bargain, sell, convey, and warrant unto the said Grantee, its
successors and assigns, an easement for public utilities (including water and sewer) with
necessary appurtenances over, through, across and upon the following described property
in King County, Washington, more particularly described as follows:
That portion of Government Lot 8, and Henry A. Meader Donation
Land Claim No. 46, Section 24, Township 23 N., Rage 4 E., W.M.,
King County, Washington described as follows;
BEGINNING at the Northwest corner of that parcel of land as
described and surveyed in volume 10 of Surveys, page 2, records of
King County, Uashington and as recorded under Recording Number
7707289002 records of said County;
Thence N 81°57'27" E along the North boundary of said parcel
also being the South margin of South 153rd Street a distance of
43.10 feet to a point of curve;
Thence continuing along said North boundary and South margin
Easterly along the arc of a curve to the left, said curve having
a radius of 603.14 feet through a central angle of 0"43'51" a
distance of 7.69 feet to the TRUE POINT OF BEGINNING of a strip of
land, the margins of which lie 10 feet West and 5 feet East of the
following described line;
Thence S 10°16'39" E along said line 78.67 feet;
Thence S 1021'45" E 94.42 feet;
Thence S 5'47'43" E 36.76 feet to a point of reference called
Point "A";
Thence continuing S 5047'43" E 114.66 feet;
Thence S 0"03'44" W 134.11 feet;
Thence S 4°16'55" W 66.98 feet;
Thence S 1°15'57" W 582.28 feet to a point of reference called
Point "B" and the terminus of the herein described line;
TOGETHER WITH a strip of land 15 feet in width lying 7.5 feet
on each side of the following described centerline;
BEGINNING at the above point Point "A";
Thence N 84°12'17" E 5.00 feet to the TRUE POINT OF BEGINNING;
Thence continuing N 84012'17" E 15.0 feet to the terminus of
the herein descrived centerline;
TOGETHER WITH BEGINNING at the above Point "B";
Thence S 88°44'03" E 6.5 feet;
Thence S 1015'57" W 18.5 feet;
Thence N 88'44'03" W 19.0 feet;
Thence N 1015'57" E 18.5 feet;
Thence S 88'44'03" E 12.5 feet to the POINT OF BEGINNING;
TOGETHER WITH a strip of land 15 feet in width lying 7.5 feet
on each side of the following described centerline;
BEGINNING at the above Point "B";

Thence N 89'04'40" E 5.00 feet to the TRUE POINT OF BEGINNING;
Thence continuing N 89°04'40" E 55.17 feet to the terminus of
the herein described centerline.

Said heretofore mentioned grantee, its successors or assigns, shall have
the right, without prior notice or proceeding at law, at such times as may be
necessary to enter upor said above described property for the purpose of construct-
ing, maintaining, repairing, altering or reconstructing said utilities, or making
any connections therewith, without incurring any legal obligations or liability
therefore, provided, that such construct -ion, maintaining, repairing, altering or
reconstruction of said utilities shall be accomplished in such a manner that the
private improvements existing in the rights) -of -way shall not be disturbed_or
damaged, they will be replaced in as good a condition as they were immediately
before the property was enteral upon by the Grantee.
The Grantor shall fully use and enjoy the aforede.cribPd premises. including
the right to retain the right to use the surface of said right-of-way if such use
70 does not interfere with installation and maintenance of the utilities. However.
Cy the grantor shall not erect buildings or structures over, under or across the
Cright-of-way during the existence of such utilities.
This easement, shall be a covenant running with the land and shall be binding
on the Grantor, his successors, heirs and assigns. Grantors covenant that they
are the lawful owners or'the above properties and that they have a good and lawful
right to execute this agreement.
