TO ACCRUE FROM THIS LOT LINE ADJUSTMENT, BY SIGNING HEREON COVENANTS AND AGREES TO CONVEY
THE BENEFICIAL INTEREST IN THE NEW EASEMENTS SHOWN ON THIS LOT LINE ADJUSTMENT TO ANY AND
ALL FUTURE PURCHASERS OF THE LOTS, OR OF ANY SUBDIVISIONS THEREOF. THIS COVENANT SHALL RUN

NEW PRI VA TE EASEMENTS FOR INGRESS, EGRESS & U TILI TIES
MAINTENANCE AGREEMENT
A NEW PRIVATE EXCLUSIVE 30 FOOT WIDE EASEMENT FOR INGRESS, EGRESS AND UTILITIES IS TO BE CREATED UPON
THE SALE OF OF LOTS 28 AND 29, AND A NEW PRIVATE EXCLUSIVE 10 FOOT WIDE EASEMENT FOR UTILITIES IS TO
BE CREATED UPON THE SALE OF LOTS 27 AND 29 THROUGH 32. THE OWNERS OF SAID LOTS SHALL HAVE AN
EQUAL AND UNDIVIDED INTEREST IN THE OWNERSHIP AND RESPONSIBILITY FOR MAINTENANCE OF THE PRIVATE ACCESS
AND UTILITY EASEMENT APPURTENANCES. THESE APPURTENANCES AND MAINTENANCE RESPONSIBILITIES INCLUDE THE
REPAIR AND MAINTENANCE OF THE PRIVATE ACCESS ROAD, DRAINAGE PIPES, AND STORM WATER QUALITY AND/OR
DETENTION FACILITIES WITHIN THESE EASEMENTS, PRIVATE SIGNAGE, AND OTHER INFRASTRUCTURE NOT OWNED BY THE
CITY OF RENTON OR OTHER UTILITY PROVIDERS. MAINTENANCE COSTS SHALL BE SHARED EQUALLY. PARKING ON
THE PAVING IN THE ACCESS EASEMENT IS PROHIBITED, UNLESS PAVEMENT WIDTH IS GREATER THAN 20 FEET.

THIS SURVEY COMPLIES WITH ALL STANDARDS AND GUIDELINES OF THE "SURVEY RECORDING ACT" R.C_W. CHAPTER
