Scope of Work
1. Selectively demolish existing Lab 110 and its associated Office
110A, and Lab 111 and its associated office 111A, to extent indicated.
Construct within the limits of these spaces new Offices 110A through
110J and Kitchenette 110K. Work includes limited slab-on-grade
demolition and replacement to support plumbing modifications, new
interior walls and doors, modifications to an exterior wall for the
limited purpose of installing new storefront, replacement of finishes,
plumbing modifications to support a new sink, modifications to the
existing HVAC system to support new use, and modifications of the
electrical systems to support new use.
2. If Alternate Bid Item No. 1 is approved by the Owner, selectively
demolish existing Classroom 115 to extent indicated. Provide
modifications to an exterior wall for the limited purpose of installing
new storefront and door, replacement of finishes, modifications to the
existing HVAC system to support new use, and modifications of the
electrical systems to support new use.
3. If Alternate Bid Item No. 2 is approved by the Owner, selectively
demolish existing Classroom 120 to extent indicated. Work includes
replacement of finishes, modifications to the existing HVAC system to
support new use, and modifications of the electrical systems to
support new use.

1. These drawings are intended to provide a general description of
the scope of work and must be reviewed for intent as well as
specific information. It is the sole responsibility of the Contractor
to execute the work with generally accepted standards of quality
construction to provide a completed project for intended purpose.

Demolition Notes
1. See Mechanical and Electrical drawings for additional demolition
and salvage scope of work.
2. Remove demolished materials from site unless noted otherwise.
3. Keep Fire Lanes clear and accessible at all times.
4. Construction limits indicate the primary extent of the work area
and are approximate. Coordinate all work outside these limits with
Architect, to avoid impact to Owner's ongoing campus operations.
5. Protect existing site structures, components, and appurtenances
to remain from any damage. Contractor to repair any damage
caused by demolition activities to the satisfaction of the Owner.
6. Floor finishes to remain unless noted otherwise. New flooring to go
directly over existing flooring.

Fenestration Notes
1. Fenestration types starting with "SF" are storefront.
2. Overall dimensions shown are for rough openings UON.
Manufacturer to coordinate tolerances required to accommodate
expansion and contraction, backer rod and sealant, hardware, and
to allow full movement of operable sashes.
3. Frame depth and sight line dimensions indicated are nominal
UON. Referenced fenestration details use generic profiles with
specific sizes. Contractor shall provide detail revisions resulting
from specific manufacturer's profiles for Architect's approval at no
additional cost to the Owner.
4. See glazing specifications for all glazing types. Provide
(insulating) glazing units in all windows, storefront, entrances, and
curtain walls UON.
5. Provide tempered glazing where indicated by "T". Whether
indicated or not, provide tempered glazing where required by
applicable codes / authorities having jurisdiction.
6. Field-verify all rough openings prior to fabrication.
7. Dam ends at all sill flashings.
8. Provide all closure plates, mullion covers, etc. indicated at
storefronts and curtain walls.
9. Provide continuous backer rod and sealant between all window,
storefront, louver, entrance and curtain wall frames and adjacent
construction, in color as selected by Architect. All joint widths
shall be 3/8" wide UON.
10. Where jamb detail is only called out on one side, the other side is
similar and opposite unless noted otherwise.
11. NFRC label certificates are required for the storefront glazing,
curtain walls and other site-fabricated fenestration. See Exterior
Fenestration schedule for required U-factor & Solar Heat Gain
Coefficient (SHGC) values. See specifications for submittal
requirements. The NFRC certificates are required to be available
to inspectors on-site before any portion of the fenestration
assembly is installed.

Sound Retardant Partition Notes
For partitions designated as sound-retardant, comply with the following:
1. Provide Type X GWB.
2. Stagger joints on multiple layers of GWB.
3. On walls taller than 10 feet with multiple layers of GWB, apply one
GWB layer horizontally and the second layer vertically. The order
of layers shall be determined by the contractor.
4. Attach multiple layers of GWB with screws. Do not use adhesive.
5. Seal perimeter on both sides of partition with non-hardening silicon
mastic.
6. Offset electrical boxes on opposite sides of a common partition a
minimum of 18 inches, with at least one stud between boxes. Do
not install electrical outlets back-to-back. Seal all openings around
electrical boxes with Code-approved sound-insulating materials.
7. Where a sound-retardant partition abuts a continuously framed
partition, interrupt GWB at the point of intersection and seal joint
liberally. Do not continue GWB behind the intersecting stud.
8. Seal gaps around partitions with non-hardening silicone mastic.
9. Batt insulation thickness shall match stud depth.

14.COMMISSIONING OF MECHANICAL SYSTEMS AND CONTROLS SHALL BE PROVIDED AS REQUIRED FOR ALL
SYSTEMS IN BUILDINGS WITH A TOTAL COOLING CAPACITY OVER 240 MBH AND/OR A TOTAL HEATING
CAPACITY OVER 300 MBH IN ACCORDANCE WITH 2018 WSEC SECTION C408.1. ALL SYSTEMS, EQUIPMENT
AND CONTROLS THAT ARE REGULATED BY THE 2018 WSEC SHALL BE INCLUDED IN THE SCOPE OF
COMMISSIONING.
1.THE FOLLOWING NOTES APPLY TO ALL MECHANICAL DRAWINGS. ADDITIONAL MECHANICAL NOTES MAY
BE INDICATED ON EACH MECHANICAL, PLUMBING AND FIRE PROTECTION DRAWING. REFER TO THE
PROJECT SPECIFICATIONS FOR ADDITIONAL DETAILS.
2.REFER TO ARCHITECTURAL AND STRUCTURAL DRAWINGS FOR GENERAL CONSTRUCTION INCLUDING

3.INSTALL ALL PIPING ON ROOM SIDE OF BUILDING INSULATION.
4.ENGINEERED DRAWINGS ARE DIAGRAMMATIC IN NATURE AND DO NOT NECESSARILY REFLECT EVERY
REQUIRED OFFSET, FITTING OR ACCESSORY. REFER TO SYSTEM SCHEMATIC DIAGRAMS FOR
ADDITIONAL DESIGN INFORMATION INCLUDING VALVE SIZES AND LOCATIONS.
5.THE CONTRACTOR SHALL VISIT THE JOB SITE PRIOR TO BEGINNING WORK IN ORDER TO OBSERVE
EXISTING CONDITIONS. VERIFY EXACT SIZE, LOCATION AND CONDITION OF ALL EXISTING SYSTEMS,
DUCTS, PIPES, UTILITIES AND BUILDING STRUCTURE. VERIFY VOLTAGES AT THE SITE PRIOR TO
ORDERING ANY EQUIPMENT.
6.ARRANGE MECHANICAL EQUIPMENT SO THAT NO LESS THAN THE MINIMUM OPERATING AND SERVICE
CLEARANCES ARE PROVIDED AS REQUIRED BY CODE AND/OR THE EQUIPMENT MANUFACTURER'S
INSTALLATION INSTRUCTIONS.
7.REFER TO ARCHITECTURAL AND STRUCTURAL DRAWINGS FOR GENERAL CONSTRUCTION INCLUDING
LOUVERS, CONCRETE EQUIPMENT PADS, FLASHING DETAILS, ETC.
8.MECHANICAL DRAWINGS SHOW RECOMMENDED LOCATIONS FOR GRILLES AND DIFFUSERS. REFER TO
ARCHITECTURAL REFLECTED CEILING PLANS AND ELEVATIONS FOR EXACT LOCATIONS.
9.REFER TO ARCHITECTURAL DRAWINGS FOR ROOM ELEVATIONS AND PLUMBING FIXTURE MOUNTING
HEIGHTS. LOCATE MECHANICAL DEVICES SUCH AS THERMOSTATS, PANELS, ETC. SO THAT THEY DO NOT

1.FIRE SPRINKLER SYSTEMS ARE EXISTING TO REMAIN.
1.REVISE EXISTING WET PIPE SPRINKLER SYSTEM TO ACCOMMODATE THE NEW FLOOR PLANS AND WALL LOCATIONS. REPOSITION AND/OR ADD NEW HEADS AS
NEEDED TO MAINTAIN FULL COVERAGE IN ALL AREAS OF NEW WORK AS REQUIRED BY NFPA 13 AND TO MAINTAIN A FULLY SPRINKLERED BUILDING.
2.PROVIDE NEW HEADS TO MATCH THE EXISTING AND NEW FLEXIBLE PIPE CONNECTION AT EACH NEW HEAD.
3.CENTER SPRINKLER HEADS IN LAY-IN TILES WHERE POSSIBLE, OR CENTER IN HALF TILES WHERE NEEDED.
4.PROVIDE SEISMIC BRACING AND SUPPORTS IN ACCORDANCE WITH THE 2018 IBC FOR SEISMIC DESIGN CATEGORY D. PROVIDE WITH ADEQUATE SUPPORTS,
HANGERS, FLEXIBLE COUPLINGS AND SWAY BRACING AS REQUIRED BY CODES AND TO ACCOUNT FOR ALL EXPECTED SYSTEM MOVEMENT INCLUDING BUT NOT
LIMITED TO: SEISMIC, SETTLEMENT, SHIFTING AND EXPANSION AND CONTRACTION.
5.A SUPPLY OF AT LEAST 6 SPARE SPRINKLERS SHALL BE MAINTAINED ON THE PREMISES SO THAT ANY SPRINKLERS THAT HAVE OPERATED OR BEEN DAMAGED IN
ANY WAY CAN BE PROMPTLY REPLACED. A CABINET WITH SPARE HEADS, WRENCH AND OTHER REQUIRED AND PERTINENT INFORMATION SHALL BE PROVIDED
AND LOCATED IN THE RISER ROOM.

2018 IBC, 1613.1, SCOPE: ARCHITECTURAL, MECHANICAL,

SUPPORTS AND ATTACHMENTS SHALL BE DESIGNED AND
CONSTRUCTED TO RESIST THE EFFECTS OF EARTHQUAKE
MOTIONS IN ACCORDANCE WITH ASCE 7, EXCLUDING
CHAPTER 14 AND APPENDIX 11A.
ASCE 7 CONTRACTOR RESPONSIBILITY:
THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE
CONSTRUCTION OF A SEISMIC-FORCE-RESISTING SYSTEM,
DESIGNATED SEISMIC SYSTEM, OR COMPONENT LISTED IN
THE QUALITY ASSURANCE PLAN AND SHALL SUBMIT A
WRITTEN CONTRACTOR'S STATEMENT OF RESPONSIBILITY
TO THE AUTHORITY HAVING JURISDICTION AND TO THE
OWNER PRIOR TO THE COMMENCEMENT OF WORK ON THE
SYSTEM OR COMPONENT. THE CONTRACTOR'S STATEMENT
OF RESPONSIBILITY SHALL INCLUDE THE FOLLOWING:
A. ACKNOWLEDGMENT OF AWARENESS OF THE
SPECIAL REQUIREMENTS CONTAINED IN THE
