Size: Existing Building = 9,008 sf
Proposed Building Addition = 1,390 sf
Proposed Building Improvement = 2,450 sf
Location of Site: 621 Southwest Grady Way
Renton, Washington, 98057
b.) Zoning Designation of Site: Commercial Arterial (CA)

of Adjacent Properties: Commercial Arterial (CA) to the east
Industrial Medium (IM) to the north, south and west
c.) Current Use of the Site: Office Area

e.) Statement Addressing
Soil Type and Drainage
Conditions: Existing dense fill material, alluvial floodplain deposits,
granular sandy soils not encountered until a depth of 20
to 25 feet below existing grade, groundwater 4-4 ½ feet
below existing grade. Per Geotechnical Letter Report by
E3RA, April 4, 2012.
Existing drainage system treats stormwater via
Stormfilter and bioretention, and detains stormwater in
detention pipes and modular Stormtech chambers.
Stormwater is ultimately released to the Renton City
system in the alley between Grady and 12th.
Infiltration not feasible on this site.

Property: Unchanged, remain as office area.

serve second floor.
