Comments: The final short plat map approved as part of LUA22-000366 depicts the shadow plat and future subdivision potential of lot 2. 2.The setbacks for home construction on Lot 2 shall be measured from the lot lines reflected on the shadow plat. A note to this effect shall be recorded on the face of the short plat. Comments: The final short plat map approved as part of LUA22-000366 includes a note, conditions of approval note 1 on page 1, indicating the setbacks for lot 2 shall be measured from the lot lines reflected on the shadow plat. 3.The building coverage and impervious surface coverage requirements Lot 2 shall be calculated using the lot areas for the lots shown on the shadow plat. A note to this effect shall be recorded on the face of the short plat. Comments: The final short plat map approved as part of LUA22-000366 includes a note, conditions of approval note 2 on page 1, that indicates building coverage and impervious surface coverage for lot 2 shall be calculated using the lot areas as shown on the shadow plat map. 4.A final landscape plan shall be submitted at the time of construction permit review. The final landscape plan shall include (but not limited to) two trees within the front yard area of Lot 1, a mix of trees, shrubs, and ground cover within the 10-foot onsite landscape strip required along the street frontage. The final landscape plan shall be submitted to the Current Planning project manager for review and approval. The 8-foot landscape strip shall be installed prior to final short plat approval, the 10-foot onsite landscape strip shall be installed prior to final building inspection for the new home proposed on Lot 2. Comments: A landscape plan was submit and approved as part of construction permit C21000291. The 8-foot landscape strip has been installed and inspected. 5.A final tree retention and replacement plan shall be provided at the time of construction permit review or review and approval by the current planning project manager. Comments: A tree retention plan was submit and approved as part of construction permit C21000291. 6.The decision regarding the construction of frontage improvements shall be delayed to the future subdivision of Lot 2 to allow time for other properties within the project vicinity to redevelop. Staff recommends, as a condition of approval, that a note to this effect be recorded on the face of the short plat. Comments: The final short plat map approved as part of LUA22-000366 includes a note, conditions of approval note 3, that indicates a decision about the construction of frontage improvements is delayed to the subdivision of lot 2. 7.A note shall be recorded on the face of the short plat specifying that access to Lots 1 and 2 is required to be provided via the shared driveway tract (Tract A).
