Brief Summary of Outreach Methods and What We Heard from the Community
Project Address: 800 Garden Ave N, Renton, WA 98057
Brief Description: The project proposes construction of three mixed-use buildings featuring
approximately 1,223 total residential units above 38K sq ft of ground-level,
two-story retail/commercial space. The project will also include approximately
1,719 parking spaces and a pedestrian-friendly new plaza green.

Brief Summary of Outreach Methods
Public Notice
Choice: LETTER
Requirement: The applicant shall send by regular mail a written notice announcing the neighborhood
meeting to property owners within three hundred feet (300') of the property subject to the proposed
development including date, time, and location of the meeting and briefly discuss the nature and location
of the proposal. The notice shall be mailed not less than ten (10) calendar days and no more than forty
(40) calendar days prior to the meeting date. The mailing list shall be obtained by the applicant and based
on the most recent property tax assessment rolls of the King County Department of Assessments.
What we did: Created a one-page letter with online community meeting details, project background, and
required outreach language. Flyer included in Appendix A.

Neighborhood Meeting Outreach
Choice: COMMUNITY MEETING CONFERENCE CALL
Requirement: A required neighborhood meeting shall occur after a pre-application meeting and before
submittal of applicable permit applications. The meeting shall occur on a weekday evening, excluding
Friday and federally-recognized holidays. The meeting shall start no earlier than 5:00 p.m. and conclude no
later than 9:00 p.m. Given the COVID-19 pandemic, all public meetings must be held virtually (via Zoom).
What we did: Held an online virtual Community Meeting event, open to the public, publicized through letter.

Retail. One participant inquired what type of retail the developers will be trying to attract. The team
replied that Phase 1 has a grocery store space planned (with no specific tenant currently targeted), and
that Phases 2 & 3 do not currently have specific types of retail uses planned and will be programmed
closer to delivery of those phases. The team also specified that portions of the center retail spaces in
Phases 2 & 3 highlighted in the site plan will be temporarily used as co-working spaces for the residential
tenants until there is enough retail demand for those spaces.

the public meeting. Copies of presentation
materials shall be offered to attendees.
i. A conceptual site plan/plat layout
showing buildings, road layout, landscape,
parking, open space areas, and abutting
properties; ii. An aerial photograph
showing the subject property and abutting
properties; and iii. Other materials as
determined by the Administrator.
2/22/22 The project team reviewed a
presentation including project team,
project description, aerial, vicinity map,
site plan, building sections, estimated
timeline, and frequently asked
questions. The project team also
solicited questions at the end of the
presentation.

Meeting
A required neighborhood meeting shall

The meeting shall last a minimum of one
hour, start no earlier than 5:00 p.m., and
conclude no later than 9:00 p.m. The
applicant shall provide a description of the
proposed development to persons in
attendance.
**COVID-19 Update: In order to meet the
intent of the neighborhood meeting while
limiting in-person contact, applicants will
instead conduct a meeting virtually.
