November 3, 2022 PROJECT DESCRIPTION: The River Trail at Elliott Farm final plat was recorded on August 5, 2022 (Rec. No. 20220805000419). The current building footprint for Lot 11 does not meet the 4-foot BSBL setback requirement. This LLA application proposes to shift the Lot 11/12 lot line south by 0.125 feet. This will result in the lots both being approximately 32.00-feet wide and allow the Lot 11 house to fit outside of the 4-foot BSBL for Lot 12. The square footage of both parcels would be 2,240 sq. ft. This will not cause any setback issues for the buildings proposed for Lots 12 and 13. Lot depth will remain the same and existing utility easements will not be affected. The subject properties are addressed as 14172 S.E. 153rd Place (Parcel No. 733093-0110) and 14176 S.E. 153rd Place (Parcel 733093-0120). No critical areas are mapped on the project site. SPECIAL SITE FEATURES (i.e., WETLANDS, WATER BODIES, STEEP SLOPES) The site contains no special site features. STATEMENT ADDRESSING SOIL TYPE AND DRAINAGE CONDITIONS Soils consist of Newberg Silt Loam and topography is generally flat. This lot line adjustment will affect 2 of those lots. FOR PLATS, INDICATE THE PROPOSED NUMBER, NET DENSITY, AND RANGE OF SIZES (NET LOT AREA) OF THE NEW LOTS N/A ACCESS Access is gained to these two lots via an alley tract off of S.E. 153rd Place. PROPOSED OFF-SITE IMPROVEMENTS (i.e., INSTALLATION OF SIDEWALKS, FIRE HYDRANTS, SEWER MAIN, ETC.) No offsite improvements are anticipated. TOTAL ESTIMATED CONSTRUCTION COST AND ESTIMATED FAIR MARKET VALUE OF THE PROPOSED PROJECT The construction costs and fair market value are to be determined. ESTIMATED QUANTITIES AND TYPE OF MATERIALS INVOLVED IF ANY FILL OR EXCAVATION IS PROPOSED Not applicable for this Lot Line Adjustment. NUMBER, TYPE, AND SIZE OF ANY TREES TO BE REMOVED No trees will be removed or impacted by the proposed Lot Line Adjustment. EXPLANATION OF ANY LAND TO BE DEDICATED TO THE CITY No land will be dedicated as part of the proposed Lot Line Adjustment. ANY PROPOSED JOB SHACKS, SALES TRAILERS, AND/OR MODEL HOMES None are proposed for the Lot Line Adjustment.
