To comply with the “Windows and Doors Guidelines” in the proposed addition we have enlarged the single window and added 3 windows. This calculates to 98.5 sq. ft. of windows, still less than the 25% standard. Therefore, we would like to request to modify the requirement due to multiple factors. Soper Addition Original N front side New Rendering for N front side Multiple Factors as to why it is unreasonable to add to or alter windows in existing home N front side Reason #1: Keeping the integrity of the home interior The existing home was built in 1967 and has an interior that is quaint, simple and low ceiling height. Space, layout, fireplace, support beam, electrical breaker box, kitchen cabinetry, quartz countertop, etc. of the N front side are all obstacles on this wall. There is no where to add a window and have it look aesthetically pleasing while keeping the integrity of the existing home without a full kitchen remodel added to the scope. Reason #2: Security, Privacy, Light and Noise The property is located on a busy street corner due to being directly across from Hazen High School. Much foot traffic of students, parents, school employees and constant activity taking place at the high school is present both with noise and light pollution (cars front lights exiting parking lot shine directly through front window and N side window of home). Cars and foot traffic heading down 11th street and Hoquiam (N side of home) give light and noise disturbance. Students, families, etc are continuously congregating, loitering, walking, etc. in front and N side of home (even walking through yard/driveway). It is already quite invasive with light and noise disturbances, adding more windows to the lower N side of home will create a larger disturbance. Theft has occurred on property where cars parked on driveway (in front of N side of home) have been broken into multiple occasions and a security light has been installed on N side to deter. Adding windows to the lower N side will allow criminals easier visual and physical access to the property/home. Reason #3: Loss of heating/cooling efficiency Windows are not as insulated as walls, increasing the windows will decrease the heating and cooling efficiency. Increased utility bills, increased amount of energy used that in turn contributes to regional and global climate change.
