We have a revised building design to address the fire comment. We had submitted it to Jill along with all the other information for the application. She has asked that I submit it to you first to get your review of the fire wall issue. I am attaching three files for your review. I’m not sure if you need the structural plans or not. From my reading of the 2018 sheet, there is a 1,750 gpm requirement for this 2 lot townhome project. It was not clear until now that the 8” main in Hardie can only provide 1,250 gpm. Can you please let me know what options are available to us to reduce the required fire flow ? We assume the two townhomes will be sprinklered. We have a local fire code amendment for fire walls for the purposes of fire flow reduction that specifically requires the 30-inch parapet. See attached below in red. I remind you also that it is required to be a four hour rated wall. 108. Appendix B104.2, Area separation, of the International Fire Code, 2015 Edition, is hereby amended to read as follows: Appendix B104.2 Area separation. Portions of buildings, which are separated by one (1) or more four (4) hour firewalls constructed in accordance with the International Building Code, without openings, and provided with a thirty-inch (30") parapet, are allowed to be considered as separate fire areas. During the Pre-app, the Applicant was given a fire flow estimate of 1,750 gpm for the proposed townhomes. The existing 8” water main on Hardie can only deliver 1,250 gpm. It is a proposed 2 lot unit lot subdivision for the construction of a duplex. Could you take a look and let me know if you have comments on their submittal? Also can you complete the waiver in Energov for any submittal items (Traffic Study?) that you may not need for your review?
