During our review, staff has determined that additional information is necessary in order to proceed further. The following information will need to be submitted before April 25, 2023 so that we may continue the review of the above subject application:  City Transportation Comments – The Traffic Impact Analysis (TIA), prepared by Transportation Engineering NorthWest (TENW), dated December 7, 2022 was submitted with the land use application. The TIA evaluates the level of service (LOS) standards and concludes that the future Washington State Department of Transportation (WSDOT) direct access ramps project to/from Interstate – 405 (I-405) at N 8th Street would provide significant relief to the congested N Southport Dr by providing an additional access and shifts in traffic to and from I-405 in the vicinity and would meet City LOS standards by 2037. However, applicant shall provide: i) supporting documents comparing the timeline of the new direct access ramps project to/from I-405 at N 8th St and the proposed three (3) phase project; and ii) detailed LOS analysis for the 16 off-site study intersections (including intersection at Garden Ave N/N Southport Dr) for weekday AM and PM peak hour in 2037 with the conditions of both the proposed project and the new direct access ramps project to/from I-405 at N 8th St. At this time, your project has been placed “on hold” pending receipt of the requested information.
