Staff report : The Comprehensive Plan indicates the proposed
area as single family residential. The existing use of the prop-
erty is a vacant partially demolished building and vacant land.
Adjacent uses are single family residential. The proposed use
is for the construction of an apartment building.
Committee report : The Committee recommends denial of the
rezone request on the basis that it is not in agreement with the
Comprehensive Plan, and the proposed use would not be compatible
with the surrounding area.
Chairman Garrison invited comments from the audience,
Mr. Al Tosco stated that he lives across the street from the
proposed apartment site , and he was not in favor of the con-
struction of the apartments . He felt this area should be
single family residential .
ACTION:
Moved by Stredicke , seconded by Teegarden that the hearing be
closed. Motion carried.

1. The cost of land in this area has made it uneconomical for single unit
or 2. family type construction. Under present zoning these would be
little or no up-grading of the area and the tendency would be toward
downgrading.
2. The proximity of this. area to a major industrial area .8n.d the need for
high density living within the immediate downtown area indicate the
necessity for this entire area to be zoned R-3 or R-4. ,
3. Yes the high cost of the land makes it unsuitable fnr' single or double_
residence zoning. • •
4. There are no real detrimental effects of this type use, however nor-
mal setbacks, paved parking areas, "grape stake!' type fencing and a
well landscaped area would contribute to minimize any possible detri-
mental effects.

AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, CHANGING THE
ZONING CLASSCFICA'1"ION OF CERTAIN PROPERTY WITHIN THE CITY OF
RENTON FROM RESIDENTIAL DISTRICT (R-2) TO RESIDENTIAL DISTRICT (R-3)
WHEREAS under Chapter VII , Title IV (Building Regulations) of Ordinance No.
1628 known as the "Code of General Ordinances of the City of Renton", as amended, and
the maps adopted in conjunction therewith, the property hereinbelow described has
heretofore been zoned as RESIDENTIAL DISTRICT (R-2) , and
WHEREAS a proper petition for change of zone classification of said property
has been filed with the City Clerk on or about March 18, 1966, which petition was then
duly referred to the Planning Commission for investigation, study and. public hearing,
and a public hearing having been held thereon on or about April 27 , 1966, all pursuant
to notice of hearing duly published and posted as provided by law; and said matter
having been duly considered by the Planning Commission, and said rezoning request being
in conformity with the City's Comprehensive Plans and all parties having been heard
appearing in support thereof or in opposition thereto, NOW THEREFORE
