ORDINANCE NO.
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, CHANGING THE
ZONING CLASSIFICATION OF CERTAIN PROPERTY WITHIN THE CITY OP
'RENTON FROM RESIDENTIAL DISTRICT (R-2) TO LIGHT INDUSTRY (L-1)
WHEREAS under Chapter VII , Title IV (Building Regulations) of Ordinance No.
1628 known as the "Code of General Ordinances of the City of Renton", as amended, and
the maps adopted in conjunction therewith, the property hereinbelow described has
heretofore been zoned as RESIDENTIAL DISTRICT (R-2) , and
WHEREAS a proper petition for change of zone classification of said property
has been filed with the City Clerk on or about April 4, 1966, which petition was then
duly referred to the Planning Commission for investigation, study and public hearing,
and a public hearing having been held thereon on or about April 27, 1966, all pursuant
to notice of hearing duly published and posted as provided by law; and said matter
having been duly considered by the Planning Commission, and said rezoning request
° being in conformity with the City's Comprehensive Plans and all parties having been
heard appearing in support thereof or in opposition thereto, NOW THEREFORE
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF RENTON AS
FOLLOWS:
SECTION I: The following described property in the City of Renton is hereby
rezoned to Light Industry (L-1) District; the City Engineer and the Planning Director
are hereby authorized and directed to change the maps of the Zoning Ordinance, as
amended, to evidence said rezoning, to-wit: •
Lots 11 and 12, Block 11, Car Works Addition to Renton, according to
plat thereof recorded in Volume 15 of Plats, page 47, records of
King County, State of Washington.
(located at 1545 Marion Street)
SECTION II: This Ordinance shall be in full force and effect from and after
its passage, approval and legal publication.

(3) Charles Bigley,_ Appl. No. R-318-66 , request for se-
zone from R-2 to R-3 , property on forth Williams between
2nd Avenues and 3rd Avenue North. The Comprehensive
Plan indicates the area as Multiple Family Residential.
The Applicant proposes to construct a 6--unit apartment
building. Adjacent uses are predominantly single family
residential. The Planning Commission recommended appro-
val of the rezone as requested, since it is in agreement
with the Comprehensive Plan.
(4) Wigwam STorc3 and Highlands Enterprises , Appi. No.
R-319- , request for rezone from SS-1 to 8-1,property
located north of Sunee!tJ:Boul. East and west, of the Power
Line ,richt of way. The Comprehensive Plan indicates the
area as a fringe area between busine.ssand multiple resi-
dential uses. The Commission recommended to the Council
approval of the rezone as requested, as it is in conform-
ance with the Comprehensive Plan.
(5) Mike P otoshnik, Jr. , Ae R-3 2 0-6 6 , request for
rezone from to L-1, property on the SW ocrner of i'arion .
Street andHouser Way N. The adjacent property was recent-
ly rezoned to L-l. The Commission recommends approval
of the proposed rezone ,since it is in agreement with the
Comprehensive Plan and is a logical use.
(6) Peoples National Bank, Frank Donnell, and Barbara
Holt, Appl. No. R-321-66, request for rezone from G to
B-1, property in the vicinity of. Rainier Avenue and 92nd
Ave. S. The Comprehensive Plan indicates the property as
business and manufacturing; The Cer mie ion •recommend .d
approval of the rezone request , since it is in agreement
with the Comprehensive Plan.

(9) ' Wigwam Stores and Highlands Enterprises , Continued:
Staff report : The proposed property is located to the north of
the existing business zone and is considered in a fringe area
between the business and multiple uses as is indicated on the
Comprehensive Plano Adjacent uses include multiple family apart-
ments and Highlands duplexes to the west and to the north the
proposed public housing for the ihlderly by the Renton Housing
Authority.
Committee report : The feasibility of rezoning the proposed pro-
perty for business use is questionable at this time , in view of
the more than adequate land presently zoned for business purposes .
Chairman Garrison asked if there were any comments from the aud-
ience.
Dr. Laviolette , representing the Highlands Enterprises , stated
that he felt thin would be an extension of the Business zoning
and the retail store proposed for the property would be a com-
plementary devel6pmeiah,.:to th�:hcousing' for- :th,e:, eldeim3ry_ ,toy-ibei.lbuilt
-in the _ vicinity. The Wigwam Stores are crowded out of their
present location.,
Mr. Teegarden stated it had been understood in studying this area
that the Power Lines would be considered the cut-off line for
Business zoning in this area along Sunset Boulevard East.
ACTION :
Moved by Stredicke , seconded by Racanello , that the hearing
be closed. Motion carried.
Moved by Stredicke , seconded by Busch:; that the rezone be re-
commended to the City Council for approval, as it is in conform-
ance with the Comprehensive Plano Motion carried.

Staff report : The Comprehensive Plan indicates the area for
future light industrial use and property adjacent to the propos-
ed rezone to the west was recently rezoned to L-1e
Committee report : Recommend approval of the propsoed rezone
since this is in agreement with the Comprehensive Plan and is a
logical development for the area.
ACTION.
Moved by Racanello , seconded by Stredicke , that the hearing
be closed. Motion carried.
Moved by Stredicke , seconded by Busch, to concur in the Com}
mittee report and recommend to the City Council the granting of
the proposed rezone from R-2 to L-1 , as it is in agreement with
the Comprehensive Plane Motion carried.
(11) Peoples National Bank, Frank Bonnell , and Barbara Holt , Applo
Noe R-321-66 , from G to B-1, of property in the vicinity of
Rainier Avenue and 92nd Avenue South. (Bonnell Nursery Prop-
erty)
Staff report : The Comprehensive Plan indicates the property
as futurp ' business and manufacturing . The applicants indicate
that they desire to construct a large retail. building .
