The Com- prehensive Plan indicates Commercial use. The proposed use is for Commercial. . , Staff comment: The property is presently located adjacent to an existing business zone on the northeast and south, and R-2 on the west. The property to the west is presently being used for multiple residential. (Highlands duplexes) Committee comment: Recommend approval of the rezone request. The proposed rezone appears to be a logical extension of the Highlands Shopping Center and is in agreement with the Compre- hensive Plan. Chairman Garrison asked if there were any comments or objec- tions from the audience. Mr. Fred Ferguson, 1194 H Street, stated he is the owner of. prope' ty on the corner across from the proposed area and asked what kind of business is contemplated for this area. He was informed that the proposed use is for a retail and wholesale building material business. Mr. Ericksen stated that the Zoning Ordinance specifies cer- tain conditions in regard to this kind of use, such as set- backs, fence or screening, etc. The applicant would have to comply with these provisions before getting a building permit. ACTION: Moved by Denzer, seconded by Stredicke, that the hearing be closed. Motion carried, Moved by Stredicke, seconded by Cordell, that the subject property be recommended to the City Council for .rezone.,. as it is in compliance with the ComprehensiVe Plan.
