), 15 YAN ORDINANCE OF THE CITY OF RENTON, :JASHINGTON, CHANGING THE
17 ZONING CLASSIFICATION OF CERTAIN PROPERTY WiTHTN THE CIT ' OF
RENTON ttROM RESIDENTIAL DISTRICT (R-3) TO BUSINESS DISTRICT (B-1) .
a WHEREAS
under Chapter VII, Title IV (Building Regulations) of Ordinance
No. 1628 known as the "Code of General Ordinances of the City of Renton", as amended,
and the maps in conjunction therewith, ;the property hereinbelow described has
heretofore been zoned as RESIDENTIAL DISTRICT (R-3) and
WHEREAS a petition for change of zone classification of said property
has been filed with the City Clerk on or about August 8, 1966, which petition
was then duly referred to the Planning Commission for investigation, study and
public hearing and a public hearing having been held thereon on or about August 24,
1966, and said matter having been duly considered by the Planning Commission and
said rezoning request being in conformity with the City's Comprehensive Plan
and all parties having been heard appearing in support thereof or in opposition
thereto, NOW THEREFORE
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF RENTON
• AS FOLLOWS:
SECTION I: The following described property in the City of Renton
is hereby rezoned to Business District (B-1) ; the City Engineer and the
Planning Director are hereby authorized and directed to change the map of the
Zoning Ordinance, as amended, to evidence said rezoning, to-wit:
North 45' of the E. 112' of the following described property:
N. 100 ft. of S. 468.4 ft. of E 112 ft. of t 1. 680.46 ft. of Gov't.
Lot 10, Seca. 17, Twp, 23, Rg. 5, E.T;Y.E. , King County, Washington .
ALSO N. 7 ft. more or less, of that por. of Gov't. Lot 10, lying
S. of the S. line of the Town of Renton Plat, E. of Grady Way
and Ti. of Main Street (State Hwy No. 515, Benson Highway.)
(Said property being located on Hain Street and Grady Way, Renton,
Washington.)
SECTION II: This Ordinance shall be in full force and effect from
and after its passage, approval and legal publication.

ded approval, and that the rezone would be in
agreement with the Comprehensive Plan.

No. R-348-66 , request for rezone from B-1 and

R-2. .to L-1, property located on Marion Avenue
between '3rd Avenue North and Houser Way. The
Comprehensive Plan indicates Light Industrial
use. The proposed use is for Light Industrial.
The Planning Commission recommended approval
of the rezone request, and that it would be in
agreement •with the Comprehensive Plan.
(4). Greater Renton Shopping Centers, Inc. , request .
for rezone from R-2: .to. B-1, Appl. No..' R-349-66,
property located on the west side of 12th Place
and 10th Avenue North. The proposed use is
Commerciale The. Coprehesive, plan indicates
Commercial use.. The Planning Commission .recom-
mended approval of the rezone request, and that
" it would be in compliance with the Comprehensive
Plan.

rezone from R-3 to. B-1, property located on Main
Street and Grady Way. The Comprehensive Plan
indicates Commercial and Multiple. Family uses.
The proposed use is for Commercial. . The Plan-
- ping Commission recommended approval of. .the
rezone request, and that it would be in compli-
ance with the Comprehensive Plan.
VARIANCES: '
(1) ' Gov-Mart Bazar, Appl. No. V-350-66, property

located west of Rainier Avenue and north of
Grady Way, request for Variance setback 'of 10 '
and height variance of 30 ' . The proposed var-
iance would allow the construction of an adver-
tising sign to a height of 70 ' , and to within
10 ' of the property line. After review of the
request, The Planning Commission recommended
that the height variance of 30 ' be granted, and
tint the base of the sign have a minimum setback
of 20 ' , and that the top of the sign be allowed
to project a maximum of 10 ' uinto the 20 ' setback.

The Comprehensive Plan indicates Commercial and Multiple
Family uses. The proposed use is for Commercial.
Staff comment: The rezone request would allow suffic-
ient area for the construction of a new service station
on the site
Committee comment: Recommend approval of the rezone re-
quest. The proposed rezone would be in agreement with the
Comprehensive Plan.
There being no protests, written or oral, the following actions

Moved by Denser, seconded by Racanello, that the hearing
be closed. Motion carried.
Moved by -Racanelloeoended: by Denzer, that the rezone
as proposed be recommended' to` the City Council for approval,
as it complies with the Comprehensive Plan.
2. VARIANCE APPLICATIONS:
(1) Gov-Mart Bazar, Appl. No. V-350-66 , .property located west of
Rainier Avenue and north of Grady Way, request for Variance
setback .of,710 ' and hei41jt variance of 30 ' .
Staff comment: The proposed use is for an advertising sign
to be located 10 ' from the property line. (A 20 ' setback is
required in this area. ) The sign would be erected to a height
of 70 ' . The present height limit in a B-1 zone is 40 ' . The
location of the sign as indicated on the plat".plan does not
indicate in sufficient detail what portion of the sign would
. be extending into the 20' setback area.
Committee comment: The Committe noted that compliance
with the 20 ' setback requirement did not appear to be a hard-
ship, nor would it have any effect on the visibility of the
sign proposed. Granting of the variance regarding height
would not appear to be a problem.
Discussion followed regarding the setback and height
variance requests. It was the concensus of opinion of the
members that the 10 ' variance setback should not be allowed
in regard to the bottom of the sign, but that the sign coud : ,
p±.oject jilt? the ,-$etbagk .gat. ..the' top of the sign, since
it would/c8nstitute a problem-at this height. Accordingly,
the following actions were taken:

Moved by Stredicke, seconded by Teegarden that the hearing
be closed. Motion carried.
Moved by Stredicke, seconded by Racanello, that the height
variance of 30 ' be granted, and that the base . of the sign . have

proximately 24 ' in height and slightly over 8 ' in width.
