�� ZONING CLASSIFICATION OF CERTAIN PROPERTIES WITHIN Th etTif,111 OF RENTON FROM GENERAL CLASSIFICATION DISTRICT (G) TO BUSINESS
DISTRICT (B-1) AND RESIDENTIAL .DISTRICT (R-3)
WHEREAS under Chapter VII, Title IV (Building Regulations) of Ordinance No.1628
known as the "Code of General Ordinances of the City of Renton", as amended, and the
maps in conjunction therewith, the properties hereinbelow described have heretofore
been zoned as General Classification District (G); and
WHEREAS a change for zone classification of said property has been filed with
the City Clerk on or about December 8, 1966, which petition was then duly referred to
the Planning Commission for investigation, study and public hearing and a public hearing
having been held thereon on or about December 28, 1966, and said matter having been
duly considered by the Planning Commission and said request being in conformity with
the City's Comprehensive Plan and all parties having been heard appearing in support
thereof or in opposition thereto, NOW THEREFORE
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF RENTON AS
FOLLOWS:

is hereby rezoned to Business District •(B-1) and the property described in Subsection (b)
hereinbelow is hereby rezoned to Residential District (R-.3); the City Engineer and the
Planning Director are hereby authorized and directed to change the maps of the Zoning

. zoning to public hearing at this time.
Letters, photographs and petitions representing some 116
signers in opposition to the application were presented to the
Planning Commission.
Action:
It was moved by Racanello, seconded by Cordell, that the
• Planning Commission send a letter to the City Council indicating
that in the Commission' s opinion R-2 would be the best zoning
classification for this particular property as expressed in
. detail by the Staff Comments. Motion carried unanimously.
ADMINISTRATIVE MATTERS
1;~ 'planning Association of Washington Meeting. Chairman Garrison
' recalled that Mr. Denzer had previously been designated to attend
- the Planning Association of Washington Meeting at Longview,
Washington, on February 17 and 18 . Mr. Stredicke stated he would
be able to attend the meeting if authorized and that Mr. Brower
had told him he would like to attend.
Action:
' It was .moved by Racanello, seconded by Teegarden, that •
, Stredicke and Brower be authorized by the Planning Commission"
, .. to attend the Planning Association of Washington Meeting in
Longview, Washington on February 17 and 18 . Motion carried.
.: 20=.' Letter to City Council re: Trailer Parks and Comprehensive Plan,
Chairman Garrison stated that he and Planning Director Ericksen
• had requested the City Council, by letter, to refer back to the
Planning Commission the rezone applications previously recommended
to the City Council for Trailer Parks due to possible legal prob-
; lems indicated by the City Attorney. The Council complied with'
- ' - .this request and suggested the matter be handled as expeditiously
as possible. The Chairman stated that these matters would be the '" •
first order of business at the next study session of the Commission
on February 1, 1967 . .4
8. Mobile Home Parks (or Trailer Parks) - Status - Recommendations.
Chairman Garrison indicated that study of the status of Mobile
'Home 'Parks or Trailer Parks was more or less a continuation of •
-Item 2 above and would be taken up also at the next study
session. •

The administrative meeting of the Renton Planning Commission was
called to order by Chairman Garrison at 8 :00 P.M.
Referring to the Planning Commission meeting of December 28 , 1966,
and the recommendation for approval of the First Investment. Company re-
zone application, Chairman Garrison suggested that the Minutes be amended
to read "the application for rezone be granted as it does not conflict
with the Comprehensive Plan" .
It was moved by Stredicke and seconded by Denzer that the Minutes
of the meeting of December 28 , 1966, be approved with the addition and
correction suggested by Garrison.. Motion carried.
Chairman Garrison read a letter to the members of the City Council
from Mayor Custer appointing Mr. Robert Brower to fill+ the unexpired
term of Mr. Wes Busch on the City Planning Commission. Mr. Garrison
introduced himself and the other members of the Commission to Mr. Brower
and welcomed him to the Planning Commission,
HEARING CONTINUED FROM DECEMBER 28 , 1966 :

It was moved by Denzer, seconded by Racanello, that this hearing
be continued to the next public hearing meeting on January 25 in order
to give the Commission time to study the application. Motion carried.

HUMBLE OIL & REFINING COMPANY, Appl. No. R-371-67, rezone from G
to B-1, property located on N.E. corner of S.E. 94th and State Highway
405.
Staff comment:
Mr. Ericksen displayed the map prepared by the applicant and ex-
plained the circumstances resulting in the filing of the rezone applica-
tion. Upon request, Mr. Ericksen pointed out the location of the property
on the large city map. Mr. Magstadt explained that the State is condemning
a part of the property (gas station operation) and the applicant will have
to move his access and the gas station, which is why they are asking for
the rezone. Mr. Stredicke asked what the Comprehensive Plan shows for:
this property. It was determined that it was part business and part
multiple-family and that the rezone would be compatible with the Compre-
hensive Plan. Mr. Stone asked what would be. the better density zoning

Racanello that the application for rezone be approved and forwarded
to the City Council for approval . The motion was amended by Racan-

AN ORDIkANCE OF tHE dr& OP RENTON* WASHINGTON* CHA!G/NG THE
ZONING CLASSIFICATION OF CERTAIN PROPERTIES WITHIN THE CITY
OF RENTON FROM GENERAL CLASSIFICATION DISTRICT (G) TO BUSINESS
DISTRICT (B-1) AND RESIDENTIAL DISTRICT (R-3)
WHEREAS under Chapter VII, Title IV (Building Regulations) of Ordinance No.1628
known as the "Code of General Ordinances of the City of Renton", as amended, and the
maps in conjunction therewith, the properties hereinbelow described have heretofore
been zoned as General Classification District (G); and
WHEREAS a change for zone classification of said property has been filed with
the City Clerk on or about December 8, 1966, which petition was then duly referred to
the Planning Commission for investigation, study and public hearing and a public hearing
having been held thereon on or about December 28, 1966, and said matter having been
duly considered by the Planning Commission and said request being in conformity with
the City's Comprehensive Plan and all parties having been heard appearing in support
thereof or in opposition thereto, NCW THEREFORE
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF RENTON AS
FOLLOWS:
SECTION I: The following property; as described in Subsection (a) hereinbelow,
is hereby rezoned to Business District •(B-1) and the property described in Subsection (b)
hereinbelow is hereby rezoned to Residential District (R-.3); the City Engineer and the
Planning Director are hereby authorized and directed to change the maps of the Zoning
Ordinance, as amended, to evidence said rezoning, to-wit:

(a) The Southerly 423.97 feet of the following described property:
