PROJECT DESCRIPTION: The applicant is requesting three (3) administrative variances to reduce the zoning
setbacks (front yard, rear yard, side yard), increase the zoning maximum building lot coverage allowance and increase
the zoning maximum impervious surface area allowance for the constructi on of a two (2) story 3,969 gross square
footage detached dwelling at 1024 N 36th St (APN 3342103055). The proposed residence would have an approximate
footprint of 2,136 square feet on the 5,400 square foot lot located in the R -6 zone. Current development standards for
the R-6 zone found in RMC 4-2-110A require a minimum front yard setback of 25 feet, a minimum rear yard setback of
25 feet, a minimum side yard of a combined 15 feet with not less than five (5) feet on either side, a maximum building
coverage of 40% and a maximum impervious surface area of 55%. The applicant is proposing to reduce the front yard
setback requirement to 20 feet, the rear yard setback requirement to 20 feet, the side yard setback requirement to five
(5) feet, the maximum building coverage to 45% (2,430 square feet) and the maximum impervious surface area to 56.22%
(3,036 square feet). The existing detached dwelling would be demolished. Access to the new residence is proposed from
N 36th St.
