1. TRACT A IS A PUBLIC STORM DRAINAGE TRACT; UPON THE RECORDING OF THIS PLAT, TRACT A IS HEREBY
GRANTED AND CONVEYED TO THE PIPER'S BLUFF HOMEOWNER'S ASSOCIATION (HOA). AN EASEMENT IS HEREBY
GRANTED AND CONVEYED TO THE CITY OF RENTON OVER, UNDER AND ACROSS TRACT 'A' FOR THE PURPOSE OF
CONVEYING, STORING, MANAGING AND FACILITATING STORM AND SURFACE WATER AND FOR SANITARY SEWER
PURPOSES PER THE ENGINEERING PLANS ON FILE WITH THE CITY OF RENTON. THE CITY OF RENTON HAS THE
