Dear Mr. Reid:
Our preliminary review of the proposed 2 lot short plat of Lot 37 ,
Block 46, Renton Highlands No. 2, has found that although the two
proposed lots are consistent with the minimum lot size of the R-2
tone in which the site is located, Lot B does not conform to the
Minimum 60 foot lot width required by Section 9-1108.23.F. (c). . The
average lot width of Lot B, exclusive of the front and rear yard
areas is approximately 55 feet® -
The proposed short plat cannot be formally accepted for Hearing
Examiner review because of the above mentioned non-compliance.
Section 9-1109 of the Subdivision Regulations outlines the require-
ments for submittal and issuance of exceptions to the ordinance re-
quirements.
The ordinace also requires curb, gutter, sidewalk, and street paving
along that portion of the public street adjacent to the proposed
short plat.
Because further review and public hearing have' not been completed,
you may receive a refund of your application fee. Please inform
this department if you wish such a refund. If you have any questions
please contact this department.
