The following briefly describes the application and the necessary Public Approvals. See also https://cutt.ly/93Shtyb PROJECT DESCRIPTION: The applicant is requesting Preliminary Short Plat approval, Environmental (SEPA) Review, and a Street Modification for the subdivision of an existing 89,298 square foot (2.05 acres) lot into 5 lots for the future construction of single-family residences. The project site is located within the Residential-8 (R-8) dwelling units per acre zone. The proposed lots would range in area from 5,430 sq. ft. to 5,647 sq. ft. and would be accessed off of NE 10th St via residential driveways. A Category III wetland has been identified on the south portion of the project site. Category III wetland have a standard buffer width of 75 feet, the applicant is requesting a buffer reduction to 56.25 feet. Frontage improvements are proposed along the site's NE 10th St and Hoquiam Ave NE frontages. A Street Standards Modification has been requested to retain the existing pavement width along Hoquiam Ave NE. DATE OF APPLICATION: February 7, 2023 NOTICE OF COMPLETE APPLICATION: February 16, 2023 OPTIONAL DETERMINATION OF NON-SIGNIFICANCE (DNS): As the Lead Agency, the City of Renton has determined that significant environmental impacts are unlikely to result from the proposed project. Therefore, as permitted under the RCW 43.21C.110, the City of Renton is using the Optional DNS process to give notice that a DNS is likely to be issued. Comment periods for the project and the proposed DNS are integrated into a single comment period. There will be no comment period following the issuance of the Threshold Determination of Non-Significance (DNS). This may be the only opportunity to comment on the environmental impacts of the proposal. A 14-day appeal period will follow the issuance of the DNS.
