AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, CHANGING
THE ZONING CLASSIFICATION OF CERTAIN PROPERTY WITHIN THE
CITY OF RENTON FROM GENERAL CLASSIFICATION DISTRICT (G)
TO LIGHT INDUSTRY DISTRICT (L-1)
WHEREAS under Chapter VII, Title IV (Building Regulations) of
Ordinance No. 1628, known as the "Code of General Ordinances of the City
of Renton°? as amended, and the maps adopted in conjunction therewith; the
property hereinbelow described has heretofore been zoned as General
Classification District (G) , and
WHEREAS under the aforesaid Ordinance a proper petition for change
of zone classification of said property has been filed with the City
Clerk of the City of Renton on or about April 4, 1963, which Petition
was thereupon referred to the Planning Commission for investigation and
study and thereafter a public hearing having been held before said
Planning Commission on or about April 24, 1963, all pursuant to notice
of hearing duly published and posted as provided by law; and said
Planning Commission having duly considered and recommended said rezoning
and all parties having been heard appearing in support thereof or in
opposition thereto; NOW THEREFORE
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF
RENTON AS FOLLOWS:
SECTION I: The following described property in the City of Renton
is hereby rezoned to Light Industry District (L-1) ; the City Engineer
and the Planning Director are hereby authorized and directed to change the
maps of the zoning ordinance as amended, to evidence said rezoning; said
property being described as follows :
Lots 52, 53, 54, 55, 56, 57 and 58, all in Block 19,
C. D. Hillman's Earlington Gardens Division #1, as
recorded in Vol. 17 of Plats, Page 74, records of King
County, EXCEPT that portion thereof heretofore conveyed
to the State of Washington for right of way purposes,
all located in Renton, King County, Washington
SUBJECT HOWEVER to certain covenants running with the
land, relative to setback, side and rear yards requirements
as more particularly set forth in that certain Agreement by
Petitioner-Owner dated May /i, 1963, which is incorporated
herein and made a part hereof as if fully set forth.
And said rezoning to be further subject to the laws and ordinances of the
City of Renton.

SECTION II: This Ordinance shall be in full force and effect from
and after its passage, approval and legal publication.

stated that each lot will have approximately 7700 sq. feet.
Other property owners present at the meeting objected to the house
which has been moved to Lot 11 . Mr. Jensen stated that all struc-
tures must conform to the building code requirements as well as to
the Ordinance requirements as to setbacks and lot area for each new
residence or any residence moved to the property.
Discussion followed relative to the frontage road to serve the
property which has been cut off by the freeway. Mr. Wilson stated
that it was his understanding that this road would be adequate and
would be intended to serve only the property whose access was cut off
by the freeway. .
Mr. Felker stated that the function of the Commission in this
matter is to consider if this is a. proper use of the land.
Mr. Denzer stated that in view of the opposition to the rezone
by the residents living in the area, that he is not in favor of the
rezone.
Mr. Lotto stated that because of the general confusion regarding
this rezone and relative to the road, etc . he wbuld -favor a
continuation of the hearing for more study on this matter. So moved
by Lotto, seconded by Denzer, that the hearing be continued for one
month. Motion carried.

The Committee report was to recommend approval of the rezone for
development to industrial park standards.
The Planning Director's report was to recommend that the area is suit-
able for development to industrial park standards consistent with the
standards which have been adopted and agree, to by other owners of
property north of South 153rd Street, These general standards as here-
tofore adopted by other owners are as follows .
1) That any structure erected including fences shall observe.
a minimum 65 ' setback from the center line of South 153rd Street.
2,) That minimum side and rear yards of not less than 20 ' be
maintained.
3) Any changes from the above restrictions shall first have the
written approval of the City Council of the City of Renton.
4) These above restrictions and covenants to remain in force
and effect until December 31, 19759 when they shall terminate.
Chairman Felker asked Mr. Buck if he understands and is agreeable
to the setback requirements as stated heretofore. Mr. Buck stated that
he intends to conform to the industrial park standards.
The Chairman asked if there were any protests to this rezone.
There being none, it was moved by Denzer, seconded by Racanello , that
we concur in the Committee and Director' s reports and recommend to the
City Council the rezoning of this property in accordance with the
property owner' s voluntary agreement to the above stated restrictions.
Motion carried,

by Custer, to concur in the recommendation of the Planning Commission. Carried.
Tom Farmer - Band lox Restaurant, Rainier Avenue:..- Revokable Permit to allow sign
construction 10' behind front property line. Moved by Poli, seconded by Dahlquist,
to concur in the Planning Commission recommendation. Carried.
A letter was read from Raymond P. Rosa requesting building permit to locate a house
on property in the Talbot Hill area which permit had previously been held by the
Planning Commission pending completion of State Highway acquisition in order that
determination might be made as to whether lot size requirements would be met. An
Engineer's sketch of the proposed lot plans was attached to the letter and Planning
Director Jensen advised that the permit would probably be allowed by the Planning
Commission in view thereof. Protest was made verbally by Mr. D'Agosto to the house
being moved so close to his property. Engineer Oyler's plans provided the proper
setback requirements however, and it was moved by Trimm, seconded by Dahlquist, that
the party be allowed to store the structure on their property with the Permit being
held pending Planning Commission consumation of the matter. After further discussion
the motion carried.
A letter from Mr. Wilbur L. Repp requested permission to locate a structure on
property located at 1019 1st Ave. North. Upon inquiry Mr. Repp advised the matter
had been presented to the building department. Mr. Highton, Bldg. Supt. , advised
that the building was a frame structure not meeting requirements o=:= the code insofar-
as the fire zone was concerned. Mr. Repp advised of features of the structure which
provided a higher degree of fire resistance including plastered interior and asphalt

A letter was read from Suptt. of Utilities Schroeder, requesting permission to
call for bids for pipe line materials with date of May 20, recommended for the bid
openings .
Moved by Dullahant, seconded by Dahlquist, to authorize the call for bids as
requested and the date for opening of the bids. Carried.
A letter from Mr. and Mrs. Robert L Edwards was read demanding return of deed
which had been submitted with option granted the City to purchase real estate; which
option expired May 1, 1963. (Access street to Renton Shopping Center from Rainier
Ave. ) City Clerk Nelson had surrendered the Deed upon receipt of the demand for same .
