and 600' in length.

The- Committee -report was- read recommending the- rezoning to $ml, as
requested, since it is- a reasonable use- for this area.
The Director recommended that the- proposal for rezone from R4- to
B-1-be deniedfor the following reasons:
ao The extensionof commercial uses- -in this area would be contrary
to the- anticipated need for high density residential development.
b. The extens-ion- o-f Rl zone in this area would be conducive to
further e-xpansion both south and to the properties lying to the west.
Mr. Peretti stated that the Committee in looking at this property
felt that the- street would be- a better- line for- the- B-1 zone to stop
than an allay-, °-where the B-1 zone now ends .
Chairman Denser asked if there were any protests to the proposed re-
zone.
Mro- Henry Robinson, property owner at 531 Pelly; Mr. and Mrs. George
Pierce-, 5-35 -Pelly-, and a property owner at 209 Pelly Street all protest-
ed the- -re-zone---whic-h would allow -extension of business in this location-.
They felt- that this -would destroy the residential character of the neigh-
borhood. Also they--que-stioned the use of the property for a business
without the- proper zoning. It Was stated- that this business was probably
established- prior to the zoning ordinance in 1953 .
Mr. Monoha-n stated that he has been conducting this same business
in this location for---a -number of-years without question until this year
when he applied for business license to the City and was informed that
he would be required to have a B-1 zone before obtaining the license.
He further explained that the type of business he is operating, an office
and service- shop-, gOnerates no pedestrian or auto traffic, and that he
does not plan to changethe use- ofthe property from the presentuse.
After further discussion, it was moved -by Felker, seconded by Holmes
to recommend---to- the City- Council the. ranting o t e rezone to Bm10 -
lotion. carried. Mr. Busch abstained from voting on the matter.
SPECIAL PERMITS:
6. LOUIS 8 WILLIAM GEBININI: Property located on Logan Street between 2nd
Avenue and Tobin, requested for four®plexo
The C-ommittee report was read recommending approval .of -this request
for Special Permit for a four-plexo
Director's report was to recommend that the request for Special
Permit be granted, so as to allow reasonable use of the property, pro-
vided that adequate provision be made for parking from either Logan
Street or from the alley to the rear.
Slides of the area were shown. Relative to the question if this
conforms to setback requirements , parking, etc. , Mr. Jensen stated that
there is ample room for parking and --that setback requirements are met.
Chairman Denzer asked if there were any protests. There being none,it was moved by Cordell, seconded by Racanello, that the Special Permit
be granted. Motion carried.

WHEREAS under Chapter VII, Title IV (Building Regulations) of Ordinance
No. 1628, known as the "Code of General Ordinances of the City of Renton" as
amended, and the maps adopted in conjunction therewith, the property hereinbelo
described has heretofore been zoned as Apartment Houses and Multiple Dwellings
R-4), and
WHEREAS under the aforesaid Ordinance a proper petition for change of zone
classification of said property has been filed with the City Clerk of the City
of Renton on or about August 28, 1963, which Petition was then referred to the
Planning Commission for investigation, study and public hearing, and a public
