AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, CHANGING
THE ZONING CLASSIFICATION OF CERTAIN PROPERTY' WITHIN
THE CITY OF RENTON FROM RESIDENCE DISTRICT (R-1) TO
BUSINESS PARKING (BP).
WHEREAS under Chapter VII, Title IV (Building Regulations) of Ordinance
No. 1628 known as the "Code of General Ordinances of the City of Renton", as amended,
and the maps adopted in conjunction therewith, the property hereinbelow described
has heretofore been zoned as Residence District (R-1); and
WHEREAS a proper petition for change of zone classification of said proper-
ty has been filed with the CITY on or about May 6, 1964, which petition was then
referred to the Planning Commission for investigation, study and public hearing,
and a public hearing having been held thereon on or about May 27, 1964, all pursuant
to notice of hearing duly published and posted as provided by law; and said Planning
Commission having duly considered and recommended said rezoning, and all parties
having been heard appearing in support thereof or in opposition thereto, NOW THEREFOr:.
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF RENTON
AS FOLLOWS:
SECTION Is The following described parcel of property in the CITY OF
RENTON is hereby rezoned to "Business Parking (BP)", and the City Engineer and the
Planning Director are hereby authorized and directed to change the maps of the
Zoning Ordinance, as amended, to evidence said rezoning:
The north 110 feet together with the west 15 feet of the south 130 feet
of the following described tract: The West 75 feet of that certain
tract of land in the Henry H. Tobin Donation Claim No. 37 in Township 23
north, range 5 east, W.M., bounded and described as follows, to-wit:
Beginning 414 2/3 feet east and 335 feet north of the southeast corner
of a 2 acre tract sold to D. C. Mitchell by Chas. Bruhn April 26, 1900
by deed recorded in volume 254 of deeds at page 140, record of King
County, State of Washington; thence north 240 feet; thence west 150 feet;
thence south 240 feet; thence east 150 feet to beginning, all situate in
Renton, King County, Washington
SECTION II: This Ordinance shall be in full force and effect from and after
its passage, approval and legal publication.
PASSED BY THE CITY COUNCIL this 15th day of June, 1964.

The Planning Commission at its public hearing
on May 27 , 1964 , considered several applications and
requests for rezones, variances , and permits , and
recommended favorably as follows: IIIIII
1. LOUISE & FLORENCE DELAURENTI : Appl. jo.
R-178-64 . The Commission recommends re-
classification of the property described
in the application from R-1 to B-P.
Business Parking)
2. TIFFANY HOMES: Appl. No. R-186-64 .
The Commission recommends rezone of the
property described in the application from
SR-1 to R-3.
3 . UNION OIL COMPANY: Appl. No. V-183-64.
The Commission recommends that a Revoc-
able Permit be issued by the Council for
a sign to be located near the west proper-
ty line adjacent to Rainier Avenue , and
further, recommends that a street use per-
mit with annual fee for the use of public
right of way along Third Avenue also be
grantee..
In other action the Commission denied the re-
quest of Faye Gibson to continue operation of an
existing beauty shop at 932 K Street. The location
is in an R-1 District. However, the Commission did
recommend that the owner be given 90 days in which
to discontinue the business or relocate.

The minutes of the meeting of May 13 were approved as written,
LOUISE 8 FLORENCE DELAURENTI : Request for rezone from R-1 to B-P
Business Parking) of property on Tobin Avenue between Shattuck and
Logan Avenues , as described in Appl, No, R-178-64 ,
The Committee and Director's reports were read recommending
approval of the rezone. It was stated that this reclassification
corresponds to the comprehensive land use plan for this area,
Chairman Denzer asked if there were any objections to this re-
zone, There being none, it was moved by Cordell , seconded by Peretti,
to recommend to the City Council the rezone as requested from R-1 to
B-P,. Motion carried,
2 , TIFFANY HOMES : Request for rezone from SR-1 to R-3 , portion of the
of Tiffany West , as described in Appl, R-186-64.
Committee reported recommending approval of the rezone request,
The Director' s report recommended approval as consistent with
the.. concept of a planned unit development,
Chairman Denzer asked if there were any objections to this re-
zone. There being no• obejctions , it was moved by Cordell , seconded
by Racanello , to recommend to the City Council that this area be
rezoned from SR-1 to R-3 as requested . Motion carried,
VARIANCES:
3 , UNION OIL COMPANY: Request for variance on sign location and for
wider curb opening for access , property located at Third and Rainier
Avenues ,
Committee report was to recommend approval of the requests .
The Director's report was to recommend approval with a provis-
ion for a revocable permit to be issued by the Council for the sign,
and with the recommendation that the Council grant a street use permit
with fee to allow parking of vehicles within the right of way along
Third Avenue,
Chairman Denzer asked if there were any objections to the
granting of this request, There were none . It was then moved by Per-
etti, seconded by Racanello, to concur in the Director' s report and
so recommend to the City Council the granting of these requests,
Motion carried,,
4 . JACOB BOOHER: For a carport at 728 P Street, to be constructed to 2'
of the side lot line.
Committee report was to recommend that the variance request be
denied.
Director' s report was to recommend that a variance be granted
to allow attachment of a carport to the existing building if the
carport is located within the rear 30 ' of the lot,
Mrs. Booher , the applicant, asked why this was denied. She
stated that this is a narrow lot and in order to have a carport which;
is adequate in width a variance is needed, She further stated that
several such variances have been granted in this general area ,
