Infrastructure
Public Streets:
All roads and alleys on site will be public ROW.
Sewer:
Public Sewer will connect to the existing infrastructure
located within NE Sunset Blvd.
Stormwater:
All stormwater generated on the site will be collected,
detained, and treated on-site in a stormwater vault.
Flow Control Duration Standard and enhanced water
quality are consistent with the 2017 City of Renton
Surface Water Design Manual.
Water:
Water will be provided by the City of Renton and
connected to the existing infrastructure located within
NE Sunset Blvd and NE 12th Street.
Fire:
Fire protection will be provided by Renton Regional Fire

Burden of Proof
In Summary:
The Applicant has met its burden of proof. The Preliminary plat makes appropriate provisions for public health, safety, and general welfare by providing:
•Housing consistent with the City’s Comprehensive Plan and current zoning regulations.
•A proposal that is consistent with the applicable codes & policies;
•All necessary infrastructure.
The applicant generally concurs with the Staff Report but does have proposed revisions to some Conditions of Approval. The applicant team feels this is necessary to provide clarity.
