GPD Group, Professional Corporation is in receipt of the corrections dated 11/06/2017 for the above-
referenced project. We are addressing each comment as follows:
Sheet T-001
1. If any utility easements for the city are being created or released, please provide documentation
for review and/or start the release process.
Response: A proposed water easement has been added to sheet C-110.
Sheet C-101
1. Additional Comment Received from 2nd Submittal: Dimension Pipe Removal.
Response: Response: Sheet C-101 has been updated to show pipe removal
dimension.
Sheet C-110
1. Additional Comment Received from 2nd Submittal: Water main easement is required to include
the fire hydrant and the water main to the water meters. The water service line does not need to
be included in an easement.
Response: A proposed water easement has been added to plan sheet C-110.
Sheet C-121
1. Additional comment received from 2nd submittal: ADA accessible routes must be a minimum of 4-
ft wide. 5-ft preferred.
Response: All proposed ADA routes have a minimum width of 4-ft.

Sheet C-141
1. Show removal of the existing hydrant service line and fitting. Identify new fittings for relocated
service line.
Response: Plans have been updated to show removal of existing hydrant and
new hydrant location. Proposed fire hydrant fitting keynotes have also been
added to the plans.
2. As proposed, the areas draining to the rain garden are required to be analyzed as bypass area
from the existing conveyance system in accordance with section 1.2.3E of the City of Renton
Amendments to the 2009 KCSWDM. The applicant will need to include a discussion in the TIR
showing compliance with all criteria outlined in the manual. Alternatively, the release from the
rain garden can be routed to the existing conveyance system.
Response: A discussion has been added to the TIR describing the proposed
sites compliance with section 1.2.3.2.E of the City of Renton Amendments to
the King County Surface Water Design Manual.
3. Due to the high-use site, enhanced water quality is required prior to the downstream
connections.
Response: A discussion has been added to the TIR describing the
site’s compliance with section 1.2.8.1 Exception 4 of the City of Renton
Amendments to the King County Surface Water Design Manual.
4. Additional comment received from 2nd submittal: Identify new fittings for relocated fire hydrant.
Response: Sheet C-141 has been updated to include fire hydrant fitting
keynotes.
5. Additional comment received from 2nd submittal: Provide a curved sidewalk around the fire
hydrant. Minimum 4-ft in width. 5-ft preferred.
Response: The plans have been updated to include a curved walk around the
fire hydrant.
6. Additional comment received from 2nd submittal: Water main easement is required to include the
water main to the water meters. The water service line does not need to be included in an
easement.
Response: A proposed water easement has been added to plan sheet C-110.
7. Irrigation meter and double check valve assembly per standard plan 340.8.
Response: Plans have been updated to require a double check valve assembly
per standard plan 340.8.

Sheet C-504
1. Additional comment received from 2nd submittal: Irrigation meter and double check valve
assembly per standard plan 340.8.
Response: Standard Plan 340.8 has been added.
Sheet C-506
1. Show the inlet from the roof drains.
Response: Sheet C-121 has been updated to show the proposed drainage
route from the roof downspout.
Please note that due to City of Renton comments, some page numbers have been updated.

1. Update [rock channel protection] to match civil plans:
Response: The hatch has been updated to match the civil plans.

Drainage Report
1. The proposed site is a high-use site and is therefore subject to enhanced water quality
treatment. The existing water quality facility was designed using the basic water quality menu.
Installation of additional water quality measures will be required. For example, a stormfilter with
CSF leaf compost media (see section 6.5.5 of the City of Renton Amendments to the 2009
KCSWDM).
Response: A discussion has been added to the TIR describing the

2. High use site & subject to enhanced wq standards. The existing wetpool was designed using the
basic wq manual.

3. Originally approved as a bank. Change to a restaurant results in the site being high use and
requiring enhanced treatment.
