SUBJECT: "On Hold" Notice
Urgent Care Clinic - Renton / LUA23-000092, SA-H, CU-H, MOD
Dear Ms. Schattler:
The Planning Division of the City of Renton accepted the above master application for review on April
18, 2023. During our review, staff has determined that additional information is necessary in order to
proceed further.
The following will need to be corrected and submitted before August 2, 2023 so that we may continue
the review of the above subject application:
1. The refuse and recycling and generator areas shall be relocated interior to the project site so that
they are not visible from the public right -of-way. The architectural design of any structure
enclosing an outdoor refuse or recyclables deposit area or any building primarily used to contain
a refuse or recyclables deposit area shall be consistent with the design of the primary structure(s)
on the site.
2. The proposed west elevation (primary elevation fronting along Talbot Rd S) would need to be
revised to provide a primary building entrance facing Talbot Rd S with a pedestrian connection
to the public sidewalk.
3. Any facade visible to the public shall be comprised of at least fifty percent (50%) transparent
windows and/or doors for at least the portion of the ground floor facade that is between four
feet (4') and eight feet (8') above ground.
One suggestion to address these comments 2 and 3 above would be to flip the floor plan of the building
such that the proposed east façade fronts along Talbot Rd S. Once these comments have been
addressed, please resubmit new site, landscape, and conceptual civil plan sets; architectural elevations
and renderings; and an updated urban design district D report that demonstrates compliance with all of
the City’s adopted design standards.

At this time, the review of your project has been placed “on hold” pending receipt of the requested
information. The Environmental Review Committee Meeting tentatively scheduled for May 22, 2023 and
Public Hearing tentatively scheduled for June 27, 2023 have been cancelled and will be rescheduled once
the comments in this letter have been addressed.. Please contact me at (425) 430-6598 or
