PLat Block: Plat Lot: This application is to install a 23’W x 19’D x 8’H outdoor freezer to replace the existing attached 12’x8’x8’ outdoor freezer at the existing location attach to the existing building at the same location of the south side of the building per plan. All freezer box floor, roof and side walls are complied with the WSEC sec. c410.2, have the wall, roof and door R value not less than R-32 and the U value not greater than 0.030; floor R value not less than R-28 and the U value not great than 0.035. This freezer was installed without permit, the code violation case #: CODE23-000003. This project construction cost is $32,000. 00 according to the contractor’s proposal and property owner’s payment after project finished. The installed walk-in freezer box is a used one removed from the same contractor recently installed another location. This outdoor walk-in freezer is set on the existing building Southside asphalt paved area. There shall be no impact to the exiting site storm drainage system; this installation is no need to water and sewer connection, no impact to the existing water and sewer system. This property zoning is CA. The outdoor freezer is located at the building south side abutting the property south side yard. There is a distance of 6’-0” between the outside walk-in freezer wall to the south side property line. There is no residential zone abutting this property (see our plan sheet A2, “Neighborhood Detail Map”), there shall not have side yard setback required. This 437 sf walk-in freezer may generate (437 / 300 =) 1.5 occupancy load for the employee, but no increase for the pick hour traffic increased due to the seating area no change. There shall not have the transportation impact. SEPA review checklist provided. Please specify of any additional requirement for this project.
