ARB is looking to open its first US location in Renton at 720 Rainier Avenue South. The lot size of this site is approximately 37,702 SF (0.87 acres) per KC Assessor and located on parcel #1923059053. This flagship store will sell 4x4 accessories (equipment for offroading, such as bumpers, racks, and interior storage) and offer incidental installation of these accessories onsite. The primary use of the building will be retail sales. Zoning designation of the site and adjacent properties are located within the located in the Commercial Arterial (CA) zoning classification, Auto Mall Area B, Urban Design District D, and Commercial Mixed Use comprehensive plan designation (per pre-application meeting 9/30/21). The existing building is 1- story with a mezzanine, type VB construction, and a building area summary of 9,570 SF per Cushman & Wakefield sales sheet. A. Proposed construction dates will be determined depending on Land Use Permit issuance date. Ideally we would anticipate construction to be May 2023 to Feb 2024. B. Hours and days of operation per RMC 4-4-030.C3 - Commercial, Multi-Family, New Single Family and Other Nonresidential Construction Activities: Commercial, multi-family, new single family and other nonresidential construction activities shall be restricted to the hours between seven o’clock (7:00) a.m. and eight o’clock (8:00) p.m., Monday through Friday. Work on Saturdays shall be restricted to the hours between nine o’clock (9:00) a.m. and eight o’clock (8:00) p.m. No work shall be permitted on Sundays. C. Proposed hauling/transportation routes would be along Rainier/167, and staging would be on the existing parking lot and within our property line. Per RMC 4-4-030.C2 Haul hours shall be restricted to the hours between eight-thirty (8:30) a.m. and three-thirty (3:30) p.m., Monday through Friday unless otherwise approved in advance by the Development Services Division. D. Measures to be implemented to minimize dust, traffic and transportation impacts, erosion, mud, noise, and other noxious characteristics; Contractor will be responsible for the following:-- 55 South Atlantic Street, Suite 301 • Seattle, WA 98134 • (206) 682.7525 2 1) Waste material and rubbish from demolition and alteration operations shall be removed from site as rapidly as possible and shall not be allowed to accumulate on premises. Disposal of materials will be at the discretion of the contractor by means of recycling, donation, etc. Open fires will not be permitted for disposal of waste. Contractor shall provide an exterior area to collect all demolished not to be reused. This area shall be safe and un-obstructing the building function and the owner's daily business operations. 2) Protection: a) The contractor is responsible and shall comply with the requirements of the building code having jurisdiction and all local,state, and federal laws. b) Provide all shoring and bracing as required for the proper execution of the work. Remove when work is completed. c) Provide and maintain guard lights and barricades at all areas of work adjacent to public ways or public spaces. d) At all times provide protection against weather (rain, wind, storms, or heat) so as to maintain all work, materials, apparatus and fixtures free from damage. e) The contractor shall pay for all damages to adjacent structures, sidewalks and to streets or other public property or to any public utilities. 3) Measures to adhere and follow recommendations per Geotech Report and Traffic Report. 4) Per RMC 4-4-030.C5 5. Temporary Erosion Control: Temporary erosion control must be installed and maintained for the duration of the project. This work must comply with the Surface Water Design Manual and must be approved by the Renton Development Services Division. (Ord. 5526, 2-1-2010). E. Any special hours proposed for construction or hauling (i.e. weekends, late nights; None – all construction or hauling will be within reasonable hours and days of operation mentioned above. F. Preliminary Traffic Control Plan. Per plan review discussion, this will addressed and completed after Conditional Use Permit Resubmission and Approval.
